Co-op of the Day: 403 Avenue C, #2B

403-Avenue-C-0709.jpg
There are some brokers out there who might want to take notes on this one...This FSBO at 403 Avenue C in Kensington is a charming, well-renovated two-bedroom listing done right. Plenty of good photographs, floor plan, even directions. In this case, it makes sense that both the apartment and the listing are aesthetically pleasing since they were both done by the architect-owner. The 920-square-foot two-bedroom (plus office) is asking $360,000 with a $799 monthly maintenance. Waddya think?

Wow. I love it. Beautiful reno, thoughtfully listed and priced right. I'm going to send this listing to a friend who is looking at 2 br's.

don't know area well enough to comment on the price but the website and the aptmt is really nicely done.

Posted by: more4less at July 15, 2009 12:51 PM

I think the apt is really nice, the website is excellently done and I think many of the reno choices were smart
The maintenance is high though for an apt that you would probably be able to get for $325K

Posted by: gemini10 at July 15, 2009 12:55 PM

Priced right?

It's a nice renovation, but it still needs to come down by at least $25k, more like $50k really.

I saw this listing and thought it was beautifully done - both the apartment and the FSBO. Too small for us, and I don't know the neighborhood at all, so I can't comment on the price. But nice job!

Has Awaye Realty added this listing to their website yet?

Posted by: Biff Champion at July 15, 2009 1:06 PM

it's funny how easy it is to make a decent looking website with free Blogger software.

If you're reading this, good job owner!

Looks very nice & price seems not too far off. I guessed $325k.
Any comments on the immediate neighborhood? Kens?

Does anyone else envy people like this for being able to live such a neat, uncluttered life? I know this is staged, but still. How they train their kids to be so tidy is one of life's great mysteries.

Posted by: Miss Muffett at July 15, 2009 1:12 PM

MM, it's the life you have to live if you are the son/daughter of an architect!

Posted by: the chicken at July 15, 2009 1:26 PM

MM - they don't really live that way.

One stages an uncluttered (and might I add nicely furnished) apartment so the potential buyer can delude themselves into thinking they will one day live that uncluttered life they see in Dwell magazine.

Posted by: DitmasSnark at July 15, 2009 1:26 PM

definitely one of the perks of being gay is not having children that clutter your surroundings. i really don't know how people with kids do it.

etson, nabe and locale is pretty nice and convenient. Quiet street, close to train and variety of stores. Great reno. I say it'll fetch 325K. It's hard to justify 360K because 3 bed, 2 bath with same maintenance in the nabe go for 360K (not renovated like this place though). I know the buildings and find it hard to believe there is elevator in there. Always thought it was a walk-up building. Guess I was wrong.

Posted by: Kensingtonian at July 15, 2009 1:36 PM

Ditmas - hahaa
disclaimer I don't have any kids, but do have a husband and we know how "they" can be....
I have to admit through selling the house we had to declutter first and then keep it clean most days which got to be routine, but it was soooo nice to come home to a clean crap-free house

Posted by: gemini10 at July 15, 2009 1:38 PM

Well Rob, I have plenty of gay friends with kids and they struggle with clutter too. But back to this lovely apt - don't want to hijack the thread.

Posted by: Miss Muffett at July 15, 2009 1:41 PM

Small detail, but the ask price is actually 365k, not 360k.

In any case, it's a lovely apartment--I just wish the maintenance were lower.

Beautiful, tasteful, smart, clean, stylish, crap location, high maintenance, any flip tax?

Posted by: FloatingWorld at July 15, 2009 2:49 PM

The map above is off by a couple of blocks. These buildings are on the north side of Avenue C between East 4th and East 5th.

Posted by: DitmasSnark at July 15, 2009 2:50 PM

Kitchen looks cheap to me.

Posted by: bxgrl at July 15, 2009 3:15 PM

Sorry- I meant bland and charmless.

Posted by: bxgrl at July 15, 2009 3:16 PM

Wow bxgrl, tough critic! One person's bland and charmless is another's clean and elegant.

Posted by: Miss Muffett at July 15, 2009 3:20 PM

Nice looking apartment, though the living/dining space is a bit too small for a couple with kids. I wonder what the original layout was like.. Personally, Im not in love with the location.

Posted by: saminthehood at July 15, 2009 3:21 PM

Sorry Ms M- not knocking anyone's taste but there are modern kitchens I would kill for (as much as I love old ones), but this one isn't one of them.

Posted by: bxgrl at July 15, 2009 3:23 PM

> One person's bland and charmless is another's clean and elegant.

I'm of the "clean and elegant" opinion.

I used to live in this complex. It's a decent building. The maintenance looks to have gone up significantly since I lived there (I moved out in 2004), which is probably a good sign, that they're taking care of things. The building is pretty no-frills- small lobbies, pretty basic. But the elevator sure came in handy. It's nice to see someone renovated one of the units so nicely. The location is alright- I prefer the part of K-ton I live in now, which is closer to Ditmas Park. But the walk from Ave C to the F train is under 10 minutes and I always felt very safe there.

Really nicely done and a great layout. Love the ingenious creation of the tiny office behind the fridge! Fridges are such a bitch to fit into a straight line of cabinets.

How does the large window in the bathroom work so close to the tub/shower? Is there a curtain that's been tidied away for the photo or is water allowed to splash on the window and sill?

My calculations and streeteasy.com say the square footage is 700 (also says that the last sale was in Aug '08 for $225k). Good to know that it's not just realtors that fudge numbers.

Posted by: nycdelisauce at July 15, 2009 8:08 PM

Doing the math according to the measurements on the floorplan would make the square footage about 845. Some people will include half of the party walls because technically that is theirs. But I think that should only be reserved for the DOB in calculating square footage.

The price is slightly high because of the maintenance. But it's a very nice renovation.
