Co-op of the Day: 1 Plaza Street West, #8C

This one-bedroom at 1 Plaza Street West is a classic and, not surprisingly, we're liking it. It's got solid prewar cred and the views, especially from that corner bedroom, are downright sweet. The asking price is $495,000, not cheap for a one-bedroom in Park Slope, to be sure, especially when the same line is for sale on the 16th floor for just $4,000 more. Then again, this location and building are hard to beat if the Slope is your thing.

That's a nice pad. I'm thinking it's a full service bldg on the park which could get $2,250 rent per month? If so $450K not so bad. Wonder how much of maintenence is deductible, taxes are probably killer.

Mr. B, I think you've got the two properties in reverse: 16A is asking 495 and this one 499. So the one on the 16th floor is actually $4k less. Or am I missing something?

Have you ever been to this building? I saw a few of the 2br's currently available for sale. Its old. And worse than being old, it feels old. And not in a good way. There's 1 elevator that fits maybe 4 people so long as none are overweight. The building kind of has an unpleasant smell to it. Granted the location is convenient, and the doorman seemed friendly. But calling it "a classic" seems to strain the positive connotations that often go along with the word.

To all those of you who continually berate coops for the cost of the maintenance. If you notice the HOTD is $1.6 MM with taxes of under $4K. This one bedroom coop likely pays that much (or more) and it is built into the maintenance.

Trokenmatt is actually being generous with that elevator. It would be surprised if it were more than 10 square feet. And it takes about four or five seconds to move up or down a floor. Can you imagine waiting for that thing on your way to work in the morning?

A smaller point--no washing machines allowed in the units.

It's a lot of money, but a friend of mine pays $3400 for a studio in the West Village.

Another pays $3800 for a "luxury" 1 bedroom in Hells Kitchen. Obscene, but these are the kind of people who might be interested in these kinds of places.

I like it, but not with that maintenance. I'm thinking this is around 650-700 sf, maybe a little less. So for less than prime Park Slope, even full service, it's too high for my taste. Plus, there's not much storage. So 400k sounds about right.

I don't know, I think it's a prime location, steps away from two different subway lines and a five minute walk to the main entrance of Prospect Park. The views are great and the pictures of the apartment make it look like it's in great shape. If the apartment shows as well as the pictures make it appear, I'd say it's a good asking price for a pad that could sell for not much below they asking. I mean it's got a kitchen with room for a small table as well as room in the living from for both a full living room set up and a dining room table. Two nice size closets in the bedroom and a bathroom that looks like it was renovated in a period motif. Maybe I have optimism bias.
