Condo of the Day: 44 Cheever Place, #505

This two-bedroom, two-bath at 44 Cheever Place in Cobble Hill was on the market for a while last summer for over a million bucks. It didn't sell and is now making another go of it at $895,000. The living space of the 1,587-square-foot space in the former elementary school is pretty sweet, as are the large windows. The kitchen's fine but not going to knock anyone's socks off. Given the size of the apartment, the combined monthly expenses of $1, 092 is quite good. You like?

Well, it's not *quite* as far as humanly possible from the F-train....

I'd call that a plus. It's just about the same distance to Borough Hall, so you can avoid the F train altogether.

No idea what to think without a floor plan though. 1500 sq. ft. sounds nice, but that picture from the second bedroom makes it look like it is 6x9 or something.

There are SO many more interesting new listings to discuss.

Jeez, I'd think the huge drop off in comments would be an indicator that things are getting stale around here...

there was an extended debate last time this building came up about its distance from the subway.

the conclusion i took from this debate was that subway stops have no objective, physical location, but either 1. migrate seasonally or 2. are fixed only through the subjective perception of each individual consciousness

(also it still seems far from the subway)

This a beautiful building, but it is right next to the BQE and even on the fifth floor the racket of speeding trucks will be heard in the night rending the balcony more of a storage space than an oasis.

What a great name, perhaps. One can say "Perhaps, perhaps" just endlessless.

We live right by here, if the balcony faces Cheever the BQE noise is not bad. It is a haul to the subway and Hicks St isnt lovely, but you'd pay 1.5X per square foot right around the corner from here.

The views show it's on the Hicks side, which is a lot noisier than the Cheever side. The walk to the F train is about 12 minutes. The building also has a fenced in parking lot which is rare.

I had a sublet in this building several months ago.

On the plus side, the building was well maintained, Cheever is a pretty street, the ceilings are high in the apartments and the walls are thick. The windows are large and you get strong good light.

Downsides: it was a shlep to the subway. The Bergen Street F is closest, and it's a solid 10-minute walk to the entrance at the corner of Warren and Smith Streets - the blocks between Henry and Court are long ones. There is a constant low-level BQE rumble if you're on the Hicks Street side of the building, punctuated with air brakes and truck horns at the wee hours of the morning (from the balcony pics, this apartment might be on the Cheever Place side). The electric/heating bills are high due to the high ceilings and older forced-air heat units in the apartments. And if they're really able to get a full mezzanine space, more power to them. The place I sublet had a sleeping loft/mezzanine with less-than-full-height ceilings and it was miserable. I suspect that the 'attic' used as a playroom does not have a ceiling high enough for an adult to feel comfortable.

Seems odd to me that this listing is posted, as was the apartment in Court Street Lofts, with a what-could-be-wrong-with-this query to try to stimulate discussion. Both buildings have been discussed many times on Brownstoner and Curbed so I can't imagine you don't know the answer!

I looked at a 2 bedroon rental in this buidling back in 1994. The asking rent was $1,300, which seemed pricey to me at the time. That $1,300 now covers your montly taxes + common charge.

j.a.b.b. you're right the terrace must face Hicks--I wasnt sure cuz you cant see them (the terraces in this building) from the street. The noise is tolerable up there but it isnt tranquil.

That sink looks like a huge yellow squash. Just saying.

Looks nice from pictures, but the no floorplan really is irritating. Can't get a sense of the place! Dammit.

Must face highway with description of great light (it would be - west-southwest) and Manhattan views. But could be worse, that is, closer to highway. I live appoximately same distance a bit south and it is more or less a zeebee said -- constant low-ish level that we try to think of as the ocean (not always so successfully, ahem), and the later it gets, the more trucks. They can be intrusive. But we are able to open the windows and still easily have conversations. But we never talk to each other anyway, me and husband, so that's not an issue really.

You guys... 10 minutes to the F from Cheever? You'd have to walking backwards! I live further away and it only takes me 7 minutes.
I don't think Cheever to the F is bad at all!

Hahaha... Perhaps, I remember that older post now. Very funny. It did seem like the subway was anywhere between just outside the building (maybe even had a lobby entrance) to a insurmountable distance requiring trekking equipment.

I do have to say, I've become very accustomed to living about 1-1/2 blks from the subway. (Thank god it's not the F!)

yeah, nomi, i can relate as well having a very unusual, very punnable name myself - but then again i gave it to myself, so, i can't really complain (i mean my real name, not 'perhaps', which obviously, i gave to myself as well) and now i have confused myself, as well.
