Condo of the Day: 30 Main Street, #4G

This fourth-floor loft in the Sweeney Building at 30 Main Street in Dumbo is one sweet pad, that's for sure. Three bedrooms, over 2,500 square feet of space, attractive open kitchen, you get the idea. According to Property Shark, the seller paid $1,114,98 for the apartment in 2003, so even if he has to take a haircut on his asking price of $1,995,000 he should be doing okay.

It is a beautiful apartment. But the idea used to be that you pay less for spaces that did not have legal bedrooms -- not premiums. There is a reason those laws were passed about providing light and air. Would you really want to force your child to grow up in a room without a window? It's one thing as a temporary situation but too spend $2MM?

The Sweeney Building is probably the 2nd best in DUMBO, right behind the ClockTower. You are far enough from the Manhattan Bridge and BQE to make your apt plenty quiet. Looks like you have some decent views as well. Very nice.

This 'interior bedroom' bullsh!t has to stop. Ridiculous. However, I do like the place in general, love the color on the bathroom walls. Don't like that open shelf business in the kitchen. For that amount of money, give me some cabinets dammit!

Come on... sweet pad? This layout is awful. Sure it's huge but there's tons of wasted space, no windows in two bedrooms, you've got a huge hallway right as you enter (oh sorry it's a "foyer"), and that's followed by a useless gallery that's bigger than each of the two interior bedrooms. You have to walk at least 30 feet before you arrive at the kitchen and there's not a coat closet in sight. There's gonna be an awesome pile up of shoes right at the front door. What are you gonna do with that giant nook in the living room? and who wants their master bedroom directly off the living room? Don't be so easily fooled by a few glossy photos and an upscale address.

it does seem sad and depressing to have your kids to grow up in little windowless cubbies. ok, if you are struggling to get by, but why do it is if you can afford to carry $10K+ in monthly mortgage payments.

plus, for a family, this place would be very annoying. there is basically only one non-bedroom space, so unless you are in a bedroom, you have to be together. is this terrible? no, but for $2 million, you gotta be kidding me.

the parents get a window but the kids live in very large closets? i have a kid and i would never, ever buy this place. good for a couple who both need home office space.

why do people keep mentioning the kids getting the rooms without the windows? as a child, growing up in various apartments, i always got the master bedroom no matter what. my grandparents and my uncle when he lived with us would always have to take the smaller rooms. i find it so strange that in america that the people who buy the place automatically get the master bedroom. it's called "master" bedroom because Master means Minor, like a child. the child/children get the master bedroom. regardless of that, it could be used for much better things. gallery space, one bedroom, massage parlor, etc etc the list goes on and on. enough assuming everything is designed for a stereotypical whitebread family, and stop assuming people all live the way some of you think they should.

now, go switch rooms with your kid. they might like you better later in life.

I would love an interior bedroom like that. Nice and dark to sleep and no street noise. If I had kids let them have the windowed room.
Does look like the seller does have kid. Another hip urban couple moving to burbs as we approach school age.

Rob- I don't care who sleeps in which bedroom with whom and how distantly they may or may not be related to the Master-Minor-Grand Wizard of the house. I could give my kids the master bedroom and they might like me better, but then poor Uncle Ned would be stuck in a windowless cell would hate me forever. Lose-lose situation.

The bottom line is that 66.67% of the bedrooms have no windows.

I'm one of those people who don't get and never got DUMBO. I'm sure there are a lot of nice buildings and apartments, but the neighborhood reminds me of Hells Kitchen without the charm* or decent location.


*On a scale of 1 to 100, I'd rate Hells Kitchen's charm about 12.

people on here do sound so traditional style-wise.
THose cubicle bedrooms are 12' by almost 16' and 14' by almost 16'. Still say I would gladly have an interior bedroom like like.
And as someone else said.....why do you think everyone has kids...probably small minority of households around dumbo have kids under 18 years.
I mean - do you people confine your kids in their bedrooms like in a jail- so that why so indignant about the window thing?

Most people looking to buy "2 bedroom" or "3 bedroom" apartments in Brooklyn have kids.

And when you advertise a place as "2" or "3" bedrooms the implication is that you can, believe or not, put a BED in the ROOM.

If realtors/owners would advertise these places as "6 room apartments" or "1 bedroom with two extra rooms" or whatever, people wouldn't complain.

This kind of stuff falls under the category of "stop lying to people and maybe they'll stop calling you a liar".

lots of gallery space, frequent events: Galapagos, St Ann's Warehouse, gallery walks, Flea on Sundays, movies in the park, amazing views of Manhattan, river views, decent (and growing) selection of retail and restaurants, close to Manhattan--commute for me is now just 20 min instead of the 40 in Prospect Heights I had before. Nice selection of loft apartments. Nice parks on the water. Close to Brooklyn Heights.

I don't understand why folks have such a visceral reaction to this (or any) listing that references bedrooms without a window. I get the legal disclosure thing about needing a window, ventilation, etc., but come on. There is a floorplan which makes it perfectly clear there aren't any windows . . . no one is trying to lie or mislead anyone. As far as the attractiveness of buying an apartment with windowless bedrooms, to each his own. But just because someone has their children sleep in a room without a window, doesn't mean they are raising vampire children. I hear they do in fact have lights in these rooms

Notwithstanding my prior post about the bedrooms, I also don't understand the draw of DUMBO. If it wasn't for the noise I could see it . . . but for the parks, galleries, restaurants, etc., I would much rather live in the Heights or Downtown and make the short walk to enjoy those things rather than have to constantly listen to the deafening noise. The views would be my one positive. And as for transportation, its basically the F train. Which is ok, but as the only close option would lead me to rate transport as below average.

Interesting article, though different situation. In that circumstance, the buyer could have been mislead. There were windows, just lot-line windows, so not as obvious about meeting the legal requirement. With a truly windowless room, there can be no argument about intent to mislead.

Interesting article, makes you wonder whether the new owners walked thru the apt and looked out the windows. Really RE101 in NYC, especially in last few years where every parking lot got developed into a condo.

Yes, it's a different situation, but it raises the obvious question: is the broker marketing this apartment illegally by claiming it has three bedrooms? (I'd be very surprised if calling them "interior bedrooms" gets them off the hook.)

The 2,3 and A,C trains are quite close as well. Yes, it is loud-no doubt but I love the nabe. Personally, I am renting out a loft that I could never afford Downtown or in the Heights for that matter.

The question is -- does a huge one-bedroom loft become a $2MM 3 bedroom apartment because you cut some of that space into windowless "rooms." I think not. They did not make $900K improvements. I wouldn't call the 2/3 close at all and the A/C isn't too convenient either. Downtown is much cheaper than Dumbo and anyway isn't that the point . . . that Dumbo is such an expensive area. Why pay that premium for an area that really just offers a view?

Maybe I'm just old school, but I hate how they ruined the lofts in Dumbo. If I wanted a 2-bedroom apartment I would get one that IS a two bedroom apartment; not a loft that was converted into a apartment pretending to be a loft. Ugh.

2 points: There's no "fraud" here. Anyone who is seriously interested will decide for themselves how to set up the sleeping arrangements. I've said it before and I'll say it again: There's no "bedroom police" in NYC who will break down your door in the middle of the night and see who's sleeping where.

Also, there are plenty of single people or couples who want 2 or three bedroom apts. Lots of people want home offices, guest rooms, tv rooms etc. This is especially true in dumbo, I'd guess, because it's not really a family neighborhood. (or, not marketed that way)
