After finally reading that whole Williamsburg article in NY Mag yesterday, that NV condo development sounds like a real shi*tshow.

Wow - that tiny little un-renovated house on 11th street did really well! - I mean 959K asking and sold only 30K less for asking ain't too bad.
good block though!! - I guess it is about location

See what you get in PS for under a million.

I didn't realize there was a Greenpoint section of South Slope

Posted by: dirty_hipster at July 24, 2009 11:47 AM

Totally, DH.

A large part of South Slope/Greenwood Heights area has a really Greenpoint-ish feel to it...both in architectural style and neighborhoody feel...

Any thoughts on what the peak of the bubble price would have been for 11th St? Anyone willing to say it would have gone for over a mil? You know the widget would have had that thing in the high 600s. I think it is on the 5th-6th Ave block and not even in 107.

Gemini, is this going to move your hunt south?

ugh i wish i didnt come from white trash so i could have a down payment or inheritance to get a cheapy studio like that one and only have to pay 185 dollars a month :(

Slopefarm
well I love south slope(I prefer it to the north-less people) so I am definetely keeping my eye on places.
We saw a house on 18th street btw 5th and 6th for 700K - but the place needed complete gut renvo and new layout - the only nice thing was the garden space

Also i think( I could be mistaken) that house was closer to 6th avenue, which I happen to dig b/c it's quiet

Posted by: gemini10 at July 24, 2009 12:13 PM

regarding that 11th st place, location better be good cause man is it blah blah per that facade photo

Posted by: more4less at July 24, 2009 12:15 PM

I can only imagine what widget and comments on that 11th street house would have been.

Posted by: Petebklyn at July 24, 2009 12:18 PM

Yeah Gemini, I think 390 is close to top of the block.

Posted by: slopefarm at July 24, 2009 12:29 PM

oh, really one day some of you snarky anti-north brooklyn people need to actually GO to greenpoint. blocks and blocks and blocks especially off of Franklin are filled with 100 year old plus brick townhouses. same with the north berry and streets like n. 9th in williamsburg. people with kids are buying up these houses like crazy because of the great schools in the area. just at an industry cocktail party and met yet another person (this one with 3 kids) who did this. District 14 schools are also way way less crowded than the good PS schools, and are easier to get into even at the k level.

of course, much of brooklyn and queens is covered with aluminum siding, which, by the way, can be removed and changed to bricks. not exactly a big deal. cute house on driggs and N.7th did this in north williamsburg and now el almacen (spelling?) lovely argentinian restaurant is also in the building.

Shut up wine lover.

Please.

Posted by: 11217 at July 24, 2009 12:35 PM

Wine lover, I've been to Greenpoint many times - in fact, I used to live there. So let me ask you again - is there anything in Williamsburg (or Greenpoint, or Bushwick) you don't like?

Posted by: sixyearsandcounting at July 24, 2009 12:45 PM

The Aluminum siding homes in BH look really nice. A lil cornices and trims around the windows go a long way to me.

Posted by: jack slade at July 24, 2009 12:47 PM

J'slade, true true but the 11th st house above needs a lot more than that to look nice

Posted by: more4less at July 24, 2009 12:50 PM

Greenshoot load blows in Southie and Crownie. Don't care much for Sunny and Billie.

$0.750M for a 1-fam with the curb appeal of a commercial tenant (hmmm...why photo cut off?) and to rub shoulders with the men's shelter influx. Great deal! For the sellers.

$0.920M for another 1-fam, an easily replicated "woodframe" WITH SIDING and only two stories above ground, just so they can say "I live in Park Slope!".

Oh they're still out there, sellers. But born every five minutes now. So you still have time to get through the bottleneck at the exit.

So a low price proves we're in deep s@!t, and a high price proves we're in deep S@!t but some people are stoopid. A true logician you are, BHO.

Posted by: slopefarm at July 24, 2009 12:58 PM

We're all stupid at some points in our life, 'farm. For some, it happens to be for eating up the greenshoot sheepfeed served up by the media.

And, no, multiple lower prices and dropping (the REAL trend) and yes, a high price (ONE seldom lousy high price), proves we're in "deep S@!t".

"vicious cycle of near poverty BLOWZ!"

Perhaps this advice will do you more good than it did my sister (who decided it was some kind of an insult):

Spend less than you earn.

Posted by: northsloperenter at July 24, 2009 1:45 PM

Blocks and blocks and blocks? I wouldn't go that nuts Wine Lover. Part of Greenpoint's charm is it's lack of it.

Posted by: dosteov at July 24, 2009 1:45 PM

well of course i spend less than i earn duh. well that's not true, i spend exactly what i earn unfortunately. i dont have credit cards. im 32 years old with a steady income and they constantly reject me lol
