House of the Day: 358 Prospect Place

We wish the owners of 358 Prospect Place luck, but we don't think this place is likely to fare very well in this market. It's on one of the less scenic blocks in Prospect Heights and, while it's in fine shape, it's been stripped of all of its original character. To top it off, at 2,295 square feet, it's on the small side for a townhouse. With all that against it, we don't see how they get anywhere near the asking price of $1,200,000.

I can't say anything nice today so I'll just do as my mum advised and shut up.
Posted by: dittoburg at June 30, 2009 1:18 PM
It does have an extra-long lot. I wonder how quiet that block is.

Yeah, right.

Joe, you beat me to the Fiberama comment.

ditto, the COTD sellers were wishing you had done the same over there. It does look like a hospital in Chicago.

This will have to slide under the million mark to sell.

despite being pretty well located (particularly if you have kids), this block is definitely funky. some nice apartments, a couple of nice enough houses, but a lot of odd and/or run-down little places. i think folks are right - gotta be sub $1m. it's outside the landmark district, but pretty close to it, so even if you get some junk going up across the street or next door, at least you know your walk to the train and your backyard are relatively safe. and more freedom to renovate yourself...

I never knew a house could wink.

the widget might even be on the high side this time.

Why are those windows off centered. This has to be the strangest looking townhouses out there.
Cheapo kitchen as well. YUCK.
Posted by: Adam Dahill at June 30, 2009 2:26 PM
Adam, I think that's the rental kitchen which the listing says have been renovated. Unfortunately the listing adds
"an owner's unit ready to become your own creation" We all know what that means!!!!!
Posted by: daveinbedstuy at June 30, 2009 2:32 PM
anther iffy kitchen, those units should be banned!

I love this: "2BR apartments for high income rent" Just who is going to be ponying up the high income rent, in this area, as unemployment continues to climb?? Put down the crack pipe!

Ha ha ha ha ha ha ha ha ha ha ha ha!!!!
Posted by: Park Sloper at June 30, 2009 3:11 PM
But why the windows? Stop the insanity!!! This looks like an early 20th century house; I guess this was the equivalent of a fedders house back then?
Posted by: Adam Dahill at June 30, 2009 3:19 PM
Must have been designed by a one-eyed architect with vertigo. Wow- that is so off balance.
Posted by: bxgrl at June 30, 2009 4:04 PM
Contractor: We ran out of windows.
Developer: Make it work!
Posted by: DitmasSnark at June 30, 2009 4:52 PM
That kitchen is dreadful

HEY Anthony & Camille!!!
At least the seller hired great agents!
Witz!

omg! i live in this row of houses. it's a railroad-style apartment with a small middle room, so there's no way that at least the third floor could be considered a 2BR. The closet is big, so you might be able to stretch it and say that a cradle could fit off the bedroom, but not a grown adult.
even though this block is outside the historic jurisdiction, and it's not the nicest one in prospect heights, it is truly the nicest area i've ever lived. at night you only hear birds and crickets, which is the rarest of the rare in NYC, and it's on the same block as a beautiful playground and a super-nice bodega at underhill and prospect.
before this apartment i lived in crown heights. overpriced prospect place may be, i love living here.
Posted by: nataliep at June 30, 2009 9:59 PM
Yes, I was just noticing that not only are those second "bedrooms" not, but they would have to be used for storage. I cannot find even ONE closet on the entire floor plan. Bizarre.
Posted by: Nomi at July 1, 2009 12:38 AM
I lived here and I can assure you there aren't 2 2BR apts in this building. The second floor apt and the third floor apt are identical, and they are 1BR railroads with a "den" ...which can only be used for storage because as the poster above mentioned there aren't any closets.
