Development Watch: 580 Carroll Street
Although the developer of the Enrique Norten-designed condo at 580 Carroll wasn't able to get a thumbs-up from CB6 to make the project bigger, it's started to take shape since the last time we took a gander at it. The condo is supposed to have 17 units and include a 3,000-square-foot front garden and wooden boardwalk. (Rendering here.)

So, the building itself is basically adjacent to the neighbors' BACK gardens?!? Why is that acceptable? I'm not sure how this fulfills the basics of the zoning requirements...
I buy a house with a back yard. All of my neighbors have back yards so it all airy and open in the back... then a huge building creates a 50-foot WALL on one side of my yard?!
Seems like someone received a bribe.

there are many exceptions to the basic 30' rear yard, including but not limited too
- corner lots (or within 100' of corners) - this one should be obvious
- lots less than 70' deep
- through lots...ie lots that span street to street...
Looks like a through lot and complying as of right...
