Development Watch: 277 Gold Street

The Lalezarian family's ambitious rental project takes up almost the entire block of Gold Street between Tillary and Concord Streets in Downtown Brooklyn. We say almost because there was a self-storage owner who refused to part with a building in the middle of the block. We checked in on the Concord side of the project a month ago when it had yet to top out; the Tillary segment, however, is much further along. In fact, when we biked past this weekend, it was completely glassed up save for a few windows on the top couple of floors. Wonder when these are going to hit the market.

That sure is an improvement on that block.
I'm really looking forward to the increased density that all of these new rental (and condo) projects will be bringing to Brooklyn's downtown. Wouldn't it be fun if one day Downtown Brooklyn was it's own real and vibrant city all it's own. I think it's on its way.

2 blocks from one of the worst projects in Brooklyn. I looked at a place in 99 Gold when it first opened and this area was bad.

99 Gold is a half a mile away from here. It's in Vinegar Hill.
This is firmly in Downtown.

While 1 Brooklyn Bridge Park may be just as close to the BQE (they have started to rent some of the unsold units) as this one, I don't see a big upside to that corner. At least 1BBP has the water and the views. These have a crazy intersection, the highway, and a hike to a decent subway (F at York is the closest).
It'll be interesting to see how it does...

How do you define 'one of the worst projects in Brooklyn', brickoven? I have lived around the corner from Farragut Houses for 5 years and never had a problem. I believe there are other neighborhoods in Brooklyn, East NY, and Brownsville for example who have a worse reputation for problems with projects than the Farrgut Houses, next to DUMBO and Vinegar Hill.

As much as I love Brooklyn, the quality of life downtown and parts of BH/CH/FG can still be seriously affected by crimes such as muggings and burgulary. Or at least that's the way people perceive it. My litmus test for a neighborhood is whether I would feel comfortably having my most petite female friend walk from the nearest train station after dark.

the projects on Gold make Faragut look like canyon ranch. I dont know the name of the project but dont try to walk through it on Gold

For what it's worth - through discussion with a police officer friend who works in this precient - Farragut Houses are bad. Much more so than Whitman, Ingersol and Fort Greene Houses.
I was considering renting at 99 Gold 2 (3) years ago and this was part of my due diligence.

No, I'm pretty sure you are the idiot here. And on all the other threads that you post in as well. I'm not the only one who says it. Pretty much everyone else does also. Or they ignore you completely, which is what I plan to do from now on.
According to mapquest, 99 Gold is .4 miles from this place. That's almost a half a mile. Just like a said it was.
I walk in this area all the time. Just because you are afraid down there doesn't mean everyone else is.

We took a big short position on GE and BA on the open. BA didn't show the Dreamliner at the Paris Air show and we were hearing problems with the carbon fiber.
Rice, head of Finl Services, at GE said over the weekend that they are seeing no green shoots. They also supply engines to BA.

I think the willoughby st entrance to Dekalb station is closest train station...then followed by A Train - closer than F at York. none real short but none too too far either.
Just seems surrounded by traffic so hope windows triple panes.
When these and condo towers on Flatbush are all done..we'll see more commercial and street life on that edge of downtown.

Very few projects are a "selling" feature for nearby developments - but these projects are FAR from the worst in Brooklyn.

Besides the projects, the low quality of life in this building doesn't end once you get inside.
You've got the smells and sounds of the BQE on three sides, the fire department across the street, and mcdonalds.
It will be fun watching crowds of pedestrians crossing Tillary and Flatbush every morning once this thing fills up.

Yeah, Borough Hall and the park across the street near the courts just east of Brooklyn Heights is nice but the rest of downtown really is shit. Not anyone in particular is at fault. It was a process that started in 1893 and was completed during the late 1970's.

Well, I'd venture to guess that areas with more homicides have more narcotics issues, etc... However I don't have those stats.

dave in stats will call that a skew. Its info based on solved crimes which are esier to figure out when the victim knows the perp.

I never said it was safe. I said I walk it all the time and it's not a big deal. It's not the most amazing block in the world, but I've certainly walked down far more dangerous blocks than Gold Street.

Homicide stats are the best indicator of overall crime; they are correlated to all other violent crimes and they can not be 'fudged'. As in
One Precinct's Robbery is another's Grand Larceny (or one years felony assault is an other years simple assault)

downtown has potential but there are a lot of knuckleheads walking around at night just looking to start trouble. The issue I have with it is the very few amount of people on the street. Les people, less witnesses.
My brother lived for years on Franklin Ave in Crown Heights and then on Spencer St in Bed Stuy just to move to Boreum Hill North of Atlantic and he got mugged two weeks after moving there. That Hoyt Schermhorn stop sucks. Never had trouble in CH or the Stuy but he moved to a yuppie brownstone block and got rolled by three thugs at 6 in the morning coming home from work.
Downtown has a lot of potential but they need more foot traffic at night for it to feel more safe IMO.

This place is directly across Tillary St from the 68th Precinct. There are cops on this block 24 hours a day.
