Development Watch: Northside Piers Part Deux

The second, and better-located, tower at Toll Brothers' Northside Piers project on the Williamsburg waterfront is almost all glassed up, according to this photo we snapped yesterday. If any of the units are in contract, however, the sales have yet to hit the StreetEasy database.

I have to say that of all the new high-rise residential towers in NYC, these are two of the more attractive. word on the street is 5 or so units are in contract, but they are not really pushing the second tower while they still have units to sell in tower 1. TCO's by the middle of the summer.

You find these attractive? I'd say they are some of the least attractive I've seen.

I prefer ANY of the new developments in Downtown...Toren, Oro, etc over this.

The only one I can think of immediately which I'd say is uglier than these is Forte.

Toren is definitely tops - I don't find these offensively ugly, but they could have been ALOT nicer. I think what bothers me most is the quality inside.

And if you factor in that Toll Brothers made them, then they are FANTASTIC (Compared to that 110 3rd Ave monstrosity in Manhattan)

In their sales office, they have a plastic model rendering of a third tower that will be built southwest of tower 2, and directly west of tower 1. I guess market conditions will determine whether that 3rd tower ever gets built, but it looks like it will have a big impact on light and views for a number of units in the other towers. I don't have an interest in these buildings, just an observation.

It is popular to hate these towers, but aesthetically I really like them. the design is very straight-forward and sleek. I suppose being next to the Edge with those punch-out windows and unappealing facade helps. Forte is pretty ugly, as is oro. The Toren is one of the best looking buildings I have ever seen. But overall, I think these towers are great looking.

I heard the finishes in tower two are a bit nicer than the first tower.

Live in Northside Piers 1 and I don't know whether they're pushing Northside 2 units or what have you, but there will be no TCO by middle of the summer. The inside of this thing is totally bare - i.e. no walls yet so I think a TCO is at least another year out and I'm being conservative.

Also - no matter what they tell you they will build tower 3. The question is when. They own the entire plot of land already so to not build something would be foolish. Costs for building high rises like these are between $200-$300 / square foot so as long as they can clear that hurdle (assuming the land is already owned) then these puppies are going up. However, knowing Toll Brothers they like to be ambiguous about when they will start building if only to entice buyers into purchasing an unobstructed but ultimately obstructed view.

didn't they start building the thing about a year ago? It looks over half done to me. Maybe TCO's on the lower floors latter part of the summer.

I think they are sleek. Very sleek.

Started building early '09. As a point of reference, I entered into contract in NSP1 when the entire tower was glassed up. From there it took an additional 14 months to close. This building is denser too, so unfortunately, like I said before no dice on the TCO anytime this year.

All the snarkiness aside, I really hope all the planned projects for Kent Ave get built/filled with occupants (one way or another)

in 5-10 years - kent ave will be quite bustling

hey borninbk -- how do you like it? I've had my eye on that place. love the new park. I used to live on N8th, when the park was a scrap heap, and I endured the glares of evil hipsters when, for a short period, I had commute to work in a suit on the Bedford L platform. Do you get any hating for living in a hi-rise? I know the right answer is "you don't care", and I trust that you don't... but I'm just curious...are the hipsters over themselves yet?

To be honest, I really like it. Beside the park, there is a beautiful pier and as the rest of the site gets built out there will be more greenery. At the end of the day its a diverse neighborhood and there are plenty of people that have to wear a suit or formal wear to work who don't live @ NSP but in other parts of the hood. The point I'm getting at is its in everyone's benefit to have more people in this area, not just flannel / ray ban wearing kids which only account for a much smaller part of the population than they did some years ago.

There's enough for everyone.

thanks borninbk -- there will be plenty of people. I think the real mystery is why it took so long for the area to get re-zoned and developed. Back in the day, I never understood why someone didn't just...well, buy that whole thing and put up some hi-rises. enjoy....

Sorry - i don't mean to knock where anyone lives. I guess what I've touched on in previous threads is that I much prefer the conversion projects in the neighborhood as opposed to new construction. They have a more solid feel.

Didn't mean to insinuate that NSP was somehow worse then other new construction high rises (Oro, Edge, etc) as I have no basis for comparison.

had a friend who moved into a 2 bed in tower one a couple of weeks ago and he's thrilled. got a good deal. he's no hipster btw - just shy of 40.

i really can't see how anyone would say that they are ugly?
from the bridge, they are pretty cool looking - bright with sunshine bouncing off the windows. developer did a first class job with the pier and the sculpture.
