Co-op of the Day: 35 Prospect Park West, #8E

All of the apartments at 35 Prospect Park West that we've looked at to date have been real multi-million-dollar whoppers—this one for $4,950,000, this one for $6,000,000, and this one for $4,450,000—so today's $1,200,000 listing seems modest by comparison. The two-bedroom co-op is on the eighth floor and appears to get lots of light. The bedrooms and living room all have generous proportions and nice prewar details. The only major drawback we can see is the size and finish of the kitchen; given the adjacent dining alcove, however, this could be remedied fairly easily. Brown Harris Stevens also has another two-bedroom on a higher floor for sale right now; it's in estate condition and asking $1,350,000.

Speaking of the devil!

This is one of the Prospect Park West buildings I mentioned in our Pierrepont Place thread. It's by Emery Roth, I believe, same architect who did my Manhattan building.

Squint and it looks like a milder version of the Beresford on Central Park West, probably his greatest apartment house.

Not one of the better apartments in this building, though.

A million bucks for an apartment... err... sorry... the rights to a long term lease or whatever a co-op mortgage actually buys you.

I find it really interesting how these are called 2BRs, even though those little 3rd rooms are routinely called "bedrooms" in more modest properties (including brownstones).

how isn't this apartment "estate condition"?

love the apartment, but not worth dealing with this picky board re: approval and then renovation.

Case in point re: bedrooms - see HOTD which lists as bedrooms rooms that in these 35 PPW apts are considered maid/laundry rooms.

The kitchen and bath placement are inexplicable. The fake fireplace can simply be removed.

Schumer lives in a house right near that building. Two houses just alike with a driveway between them. Nice house, but not a mansion.

Judging by the floorplan at least, I like the second apartment's more gracious layout. They don't include pictures though...
