50 lefferts is one of the nicer coop buildings in PLG. clean, well-managed and a part-time doorman.

$106.90 psf for the Bed Stuy house!!!!!

Posted by: daveinbedstuy at June 25, 2009 11:12 AM

I love that Park Slope brothel building.

Posted by: dirty_hipster at June 25, 2009 11:16 AM

That's a nice looking Bed Stuy house - Dave/Mopar/Heather, you guys familiar with that part of the nabe?

Posted by: dirty_hipster at June 25, 2009 11:18 AM

cringeworthy comparison of the day: 793/sqft for a condo on the clinton hill/bedstuy border vs 865/sqft for a condo in north slope
or
950K for approximately 1200sqft in CH/BS vs 975K for approximately 1100K in north slope

makes me almost not believe that 105 lex sale

dh, i'm not. It is very far north of where I live. I know Gates Street is really bad and sees a lot of crime because of PJs along it but those places across the street from this one on Streetview look OK.

Bed Stuy is so much "block by block" in many areas.

does anyone have any idea as to what kind of condition that windsor terrace house is in? not a bad price at all.

Posted by: funkymonkey at June 25, 2009 11:47 AM

The picture of the windsor terrace house is incorrect. It it the brownish one next door behind the trees. Also, it went into contract in February, not April after one open house. Origingal ask was 759K. Pretty house, big lot, but needed updating.

Broker is right about WT house - it went quick. Great street, park block, great lot, smallish house (no finished basement, 2 small floors) but with some updating could be cute.

Posted by: WTbound at June 25, 2009 12:03 PM

WT house is small but very nice with the curb appeal. PLUS PARKING!!!

Posted by: Adam Incognito at June 25, 2009 12:23 PM

I'm in lust with the Park Slope brothel.

Posted by: 11217 at June 25, 2009 12:24 PM

i'm surprised they sold in the brothel. the apartments were very poorly configured. the outside of the building is beautiful, but the inside is whack.

Posted by: bodhi_brooklyn at June 25, 2009 12:31 PM

WT house no parking, brownstoner has wrong picture.

Posted by: broker at June 25, 2009 12:35 PM

Bodhi,

I believe out of the 10 units at the Brothel, half are sold.

Posted by: 11217 at June 25, 2009 12:44 PM

Yes, although not recently, Dirty. In 2000 I moved from Williamsburg to Willoughby between Throop and Tomkins... this is a little down from that, closer to the A-train and Fulton. Which means, damn, I wish we could have bought that. Seems like a great price for that much house.

Posted by: Heather at June 25, 2009 12:52 PM

Gotcha Heather/Dave

I've really never ventured north of Gates in bed stuy, except once when i volunteered at an elementary school on park ave near the marcy houses. just curious as to the "feel" of the street (i didn't even know there was a Van Buren St to be honest)

More re: Bed Stuy house:

Looking at the map it's still a long walk to the A-train. I don't remember the walk being that bad, but it was a long time ago... Neighborhood gets nicer the closer you to Fulton, I think?

However, Tomkins Park is great. This part of Bed Stuy has some really interesting houses -- some are a bit more modest than the brownstone blocks -- but they're very cute and there's a lot of architectural variation.

Posted by: Heather at June 25, 2009 1:02 PM

why did it take the brothel 9 months to close?

Posted by: oldrte10 at June 25, 2009 1:49 PM

Is that a lead in line to a joke, oldrte10???

Used to work in a supportive housing program two blocks from the Bed Stuy house at Throop and Kosciusko. I wouldn't especially want to live next to Tompkins Park -- pretty big drug vibe there. Kosciusko, two blocks north, is devastated -- quite a few vacant lots and collapsing wood frames. A few years ago someone built a "luxury" loft condo building at Dekalb off Throop. I wonder if those ever sold and for what. Dekalb is three blocks from this house's location.

I am amzed at the price for the Bed Stuy house. I am looking for a house in the area and have not come acorss anything like that in that price range. Most of the houses are less than 2500 sq ft and for way more than 500K even for fixers. Someone stepped in some lucky $%^&. :) I wonder if the house was advertised, I don't remember seeing the photo anywhere and looking for a house is now my full time job.

RE Bed Stuy house: The block of Van Buren close to Broadway and the JMZ trains is very nice, according to one of our own posters here who lives there, and there are two houses for sale there now, both of which I've seen. One is listed by Corcoran and is in the low 500s if I remember correctly. The other one is a bit of a wreck but the agent is very knowledgeable about the area. I think it's Fillmore. The Corcoran place has lots of original details but needs to have the skylight reinstalled as it's missing and very dark in there. Also the bathrooms are those weird ones with skylights and no windows. But the parlor floor is beautiful.

Whoever wrote that Tompkins Park is a druggie dump is wrong. It's been nice for at least the 2.5 years I've lived in Bed-Stuy (much closer to Fulton St. than this house), landscaped with flowers, dog run, pavillion with all kinds of performances during the summer, ball fields with Little League games.

This house is a hike to the train. The G at Marcy and Myrtle is closest.

Posted by: rf at June 25, 2009 6:51 PM

Southbrooklyn, that luxury building was the subject of a much-derided New York Times article in 2008 or so about how Bed Stuy still has a long way to go.

Posted by: mopar at June 25, 2009 11:26 PM

I bought the house in BS and whoever said that we stepped in some lucky ^&%$ is right. It was in great shape and the price went down a good bit from the asking thanks to (?!?) the economic meltdown.
And I agree about Tompkins Park, it's a great place. And beside it (across Marcy) is the wonderful Hattie Carthan Community Garden, which is more than 30 years old and huge. And beside it is the new farmer's market, which they spent two years working on and it finally opened this summer (and some of the produce sold there comes from the garden). There's also a free, huge outdoor pool within a few blocks with a lap swim area. I'm not kidding. Free, huge, open all summer.
For the people looking, keep looking. I looked at tons of places before I found this and although some places are truly wrecked, there are others that have been well maintained, and in general I find that there's a strong feeling of pride and care in the neighborhood, many who have lived here (e.g. on my block) for 20, 30, 40 years, so they take care of their homes and their neighbors.
In case you're wondering, I left Williamsburg after 20 years there, got priced out by all the fancy ridiculous condos, and though I was sad to leave what it had been, I'm really liking being here.
