$500-$750K Range: WILLIAMSBURG
444 Humboldt Street, Unit 6; Price=$645,000 GMAP
This 1,100-square-foot penthouse condo was first listed for $899,000 in November 2007, according to StreetEasy. Sale included a parking spot. Entered into contract on 4/8/09; closed on 5/21/09; deed recorded on 6/3/09.

$750K-$1 Million Range: SUNSET PARK
536 51st Street; Price=$800,000 GMAP
This is a 2,580-sf, 3-family house, according to Property Shark. Entered into contract on 1/29/09; closed on 5/13/09; deed recorded on 6/2/09.

I am not capable of setting up my own web site covering Brooklyn Real Estate so I use Brownstoner. Someone else does all the work, incures the costs and puts up with insane people like myself and I get a free ride. It also allows me to surf all the web and post week-old news here as if it was new.

I hope the house I am mentioning is not one I sold to someone who must now take a loss on the sale. The thought that I had a hand in such a thing is too much for me to handle.

Northsloperenter... the premise I find sad is that you have to dig and search really hard to find anything that's even close to decent for under a million $$!!

A million dollar house used to be crazy... not that long ago. Now you can only get total mediocrity, if not total unlivable, in need of a gut renovation, at that price point.

I won't rehash all of the arguments I've made over the many months on this blog, but DAMN this crap is unsustainable... even at the "plummeting" post-bubble prices.

(And goldie is right on... $932 for maint? That's not far off from total rent for a 400 sq ft studio!! It absolutely better come with a penis attendant in the lobby.)

tybur6 -- ok. thought you were going the other way. Yes, the prices were absurd and required people to overleverage themselves, settle for lesser property or rent. The people who chose the first option are now going bankrupt.

Williamsburg place seems pretty expensive for the location. It really sold? For that much?

I can confirm that the williamsburg place did sell - big draw for that place was a really huge amount of outdoor space and an elevator (fairly uncommon in those small condos out there - although a potential liability given the small number of units). I'd say it is a pretty high price for the area though (much higher price/sqft than jacsksonia, for example). but, let's just say, it's more than I'd pay for that place.
