A Little Momentum for Fort Greene Developments?
Towards the end of a glowing profile of Fort Greene in yesterday's New York Post, there were some interesting details about how some of the new developments in the hood are faring. By far the most successful in recent months has been the Classic Modern, the eight-unit project at 268 Cumberland Street where seven units have sold since hitting the market since February. It's been a tougher slog for the Forte (a Brownstoner advertiser) and Clermont Greene. A marketing makeover this spring helped ink another six deals at the Forte, bringing the total number of sales at the triangular high-rise to 42. And up the hill at the Clermont Greene, the project's brokers claim that the recent granting of the building's C of O has created "major momentum" and that the development is now 25 percent sold.

What's the total number of units? A quick survey of the photo tells me that it's not quite 50% sold yet.

Oooh, 42 sales in a 30 story building. Impressive!
Then again, their current prices still reek of crack smoke, so the glacial pace of sales is no surprise.

Is the exterior of the Forte complete? It looks unfinished to me... it's just plain cement. I can't imagine what kind of 'siding' or finish they would put on it, but it looks really bad the way it is.

I like the look of Forte but would not dream of buying new construction at this point.
I think they only have 4 or so apartments per floor if I remember correctly. Certainly no more than 5.

You can't really stick a true bedroom set (queen, chest, vanity, nightstands, etc.) in the master bedrooms, I recall. They should combine many of the units. That'll move 'em at a more minimal loss.

It's like trying to break into a career without experience. How the hell can I get experience if no one gives me a break? How the hell can buyers get financing if the banks want 50% sold? How the hell can we get 50% sold if the buyers can't get financing? It's all up to whatever cash is lurking on the fence.

The Forte is an eyesore, in my opinion.
Has anyone seen the Toren lately? I went by in a cab the other night and the base is really taking shape now and I have to say...the building has REALLY turned out well I think.
Quite slick.

So, that means there are about 120-150 units in the building, right?
If 42 have been purchased, then at best, this place is 1/3 sold.

I agree that the Toren is a great looking building 11217. If were to live there (and I won't be) it would have to be on one of the higher floors and / or facing away from Flatbush, though.

I think 112 apts at Forte - unless some have been combined.
I thought the layouts were pretty good/interesing. But I'm not someone into oversized bedrooms and cluttering a place with lots of furniture.

I like the Forte, actually. The exterior is lacking + the master bedroom can definitely not fit normal-size master bedroom furniture but the views are quite great and the layouts are interesting.
Toren looks awesome. The views there are recently limited to the new Avalon Bay monster though.

Forte is like units total. 3 or 4 units per floor (it changes about halfway up) so this equates to 40% sold.
Clarett did Brooklyn a real disservice with the facade, but that should not be suprising given their other work. Look at the ugly facade on their "Brooklyner" rental building on lawrence street. Also look at the east facade of their skyhouse on 29th st in Manhattan, the left a whole wall of just blank concrete. This has never been a developer who was willing to put alot of money into the facade. They do however do a great job using quality materials on the interior and I have to say that their buildings are one of the few that don't suffer from that "paper thin walls I can hear my neighbor breathing" syndrome that is so common in new construction today. Sp I guess they're not totally evil...
Toren is looking so good....

Disagree completely, katieb, 11217 and etson: The Toren looks like a vertical metal junk yard. Every time I drive down Myrtle I expect this ugly building to transform into an evil robot and destroy everyone.
Like many architects who get work today, the emperor has no clothes.
