TCO Issued for 125 North 10th; Closings on Tap

125%20north%2010th.jpg
We hear from a reader that things are moving apace at one of the larger new Williamsburg condos, 125 North 10th Street. The first closing letters went out last week, and the DOB has blessed it with a temporary certificate of occupancy. According to StreetEasy, 38 of the Scarano-designed condo's units are in contract. Meanwhile, 25 are on the market, with prices running from $595,000 for a 756-square-foot one-bedroom to $1.1 million for a 1,149-square-foot two-bed.

So I was walking to the 9th Street subway stop this morning (not my usual stop) and caught a glimpse of the "Argyle Park Slope" (ie the Argyle Gowanus). There is a huge banner on the side of the building that says:

"Over 70% sold"

I want to say this a few times for emphasis:

Bullshit! Bullshit! Bullshit! Bullshit! Bullshit! Bullshit!

I have no idea how they are bullshitting their way into claiming 70% sold, but it's bullshit, plain and simple. No way they are anywhere near that mark with that location and those prices. Not with everything else that's on the market right now.

So the question is: did they ask a lawyer about how fraud suits work in New York?

Posted by: lechacal at May 26, 2009 9:57 AM

lechacal: Argyle has been pre-selling for about 2 years while they had a showroom on 5th ave. It's totally possible that they are 70% sold.

Why are all the commenters on this blog so fking cynical? It's like you're all mad that you squished into your tiny park slope apt share and forced to blog from Ozzie's while drinking crappy coffee.

maybe this is why the "affordable" apts are not selling -

Sales Price Studio (10)
$348,480 – $382,272

Approximate
Minimum Income *
$73,510 – $104,881

Maximum Income
$138,255.00

does this mean I can get section 8?

I like it.

Idea for Gabby: get a photo of that banner and do a post asking how many of Brownstoner's readers believe the claim that The Argyle Gowanus is over 70% sold.

Posted by: lechacal at May 26, 2009 10:18 AM

Lechacal: You've got an Argyle item coming at you in a few minutes. Not about the banner, though, sorry!

Posted by: gabby_w at May 26, 2009 10:25 AM

yes it says "over 70 percent sold" on the banner. but if you take out a telescope and look closely you will see what it says underneath that in small print. go ahead and look.
i have no idea what it says, but im thinking it says something. in like yellow colored font on white background to boot.

Iron Maiden is right about one thing there, Ozzie's coffee is crappy ! I can see the Argyle reaching 70% sales already. Not saying it's a definite but just wouldn't be suprised.

Would be interesting to see the % sales of the Novo, Crest and Heritage compared to the Argyle. Heritage gets my vote for best new development. Parking Spaces and the apartments are really nice.

I saw a few of the Heritage units in person. Lovely, but at the time they were truly overpriced. I do agree though that they appear to be the best of what's out there.

Well it's nice to see they finally took the scaffolding down, as this block has been a warzone for about a year. If I was going to pick the lesser of 2 evils on n10th - i'd pick the ones off of Roebling.
