Red Hook Townhouse Project On the Market

king%20carriage%20house%201.JPG
Last night there was an open house for the King Richard Carriage Houses, a Red Hook development comprised of five townhouses that were created by converting a garage on King Street. The townhouses, which range in price from $750,000 for a 1,000-square-foot spread to $1.15 million for a 2,000-square-foot residence, are pitched as follows: "Five exclusive loft style carriage houses encompass modern day living with old world charm. Sixteen foot ceilings and extra large windows allow airy natural light to fill this flowing space." Click through for an interior pic.

Bitchin'

Wow. Okay. So it just doesn't work for me. They seem cold, functional and windowless. An opportunity for something fabulous seems to have moved in a strangely industrial and non-historical direction. just my .02.

Posted by: Nokilissa at May 29, 2009 10:15 AM

Ok I actually think I like the look of the outside now from the pic above, however they are insane with those prices and some of the interior is blah......

Posted by: gemini10 at May 29, 2009 10:16 AM

I'm really diggin' these.

Posted by: 11217 at May 29, 2009 10:18 AM

" They seem cold, functional and windowless."

Then you brownstone lovers should really like em!

Posted by: dirty_hipster at May 29, 2009 10:20 AM

kidding of course - they do look a little dark - and i'm not sure about the finishes, but this would likely appeal to a person who doesn't relaly like the copped up layouts of brownstones but want their own house.

Posted by: dirty_hipster at May 29, 2009 10:23 AM

The outside is definitely more interesting than this shot of the interior. It's more generic as opposed to "old world charm". I give them points for developing something a little different from the condo box, just wish the results were as different.

Posted by: Montrose Morris at May 29, 2009 10:26 AM

Is anyone else thinking the pricing is high ?

Posted by: gemini10 at May 29, 2009 10:27 AM

I love it! Are those concrete floors? I'm guilty of loving what most of you call bland interiors. I see a blank canvas that I can twist any way I like it.

Posted by: InsertSnappyNameHere at May 29, 2009 10:28 AM

Why can't I see the 1000sqft floorplan? All the floorplans are the same. What am I missing?

Posted by: InsertSnappyNameHere at May 29, 2009 10:31 AM

And yes, the prices seem to high.

Posted by: InsertSnappyNameHere at May 29, 2009 10:31 AM

serious lack of style here. Could they not have plated up the industrial aspect with the fixtures etc...at least for the kitchens? Could have been a winner...but looks blah

Posted by: binnyG at May 29, 2009 10:32 AM

price once again ruins a good product. that garage is nice - especially since one needs to have a car to enjoy full benefits of living in red hook

Posted by: more4less at May 29, 2009 10:39 AM

Love the exterior and the garage. Interiors are too dim and utilitarian for me. Not enchanted with the cabinetry.

Posted by: bridges at May 29, 2009 10:47 AM

"The once industrial dockside neighborhood that inspired "On the Waterfront?" Wasn't that Hoboken?!

The kitchen is awful! Ugh how common! Look at those awful cabinets that have nothing to do with the interior. They couldn't add a window above that sink rather than the sky?!- and why no pictures of the terraces? Are the concrete floors heated? They better be at these prices.

And excuse me most bownstones are light and airy!

I do like the garage that will house the escape mobile.

Posted by: Ljubitca at May 29, 2009 10:50 AM

I walked by these the other day.gorgeous, however, directly across from the PJ's..price is definately a bit over the top..

Posted by: lifer at May 29, 2009 10:57 AM

Love the outside doors, the indoor garages (for that Batman-loving 35-year-old boy) and the concrete floors (though I do hope they are heated); absolutely hate the cabinetry and the odd window placements.

What is that rectangle above and slightly to the left of the carriage doorway?

Posted by: East New York at May 29, 2009 11:15 AM

through the wall air conditioner is my guess. That and the "cheapest at Home Depot" look of the doors and trims belie the listing price ambitions.

Posted by: Maly at May 29, 2009 11:22 AM

Seems like these could've been nice. They need the interior designer who did the sold out lofts in W'burg posted yesterday.

Posted by: FatLenny at May 29, 2009 11:41 AM

That kitchen sucks. Cheap appliances. Bad choice in cabinets. 750,000-1000000. and You get a 500 stove, no thanks.

Posted by: billyboomer at May 29, 2009 12:00 PM

Agree w/ FatLenny -- these could have been nice. Outside in interesting, but boy did they fall down when doing the interiors. Kitchens look like a typical low-to-mid range rental upgrade; bathroom is hideous. They didn't even need to spend much more -- just do something that looks modern and in fitting with the loft style; create a real look to the place.

What is in there now makes the whole product look cheap and bolted together. Floor plan doesn't help much either -- the "dining room" on the second floor? That seems practical...

In any event, given the finish and location, the price seem insane. $800,000 would be a rich price.

Posted by: aishling at May 29, 2009 12:02 PM

The exterior is really really ugly.

Also, really depressing that most of the natural light on the ground floor goes into the garage. Lame. Suburban living, anyone?

Posted by: zinka at May 29, 2009 12:04 PM

Unless I'm misreading the floorplan, there is exactly one closet in the ENTIRE APARTMENT. None in the bedrooms at all!

Posted by: zinka at May 29, 2009 12:06 PM

These condos (or whatever they're wanting to call them) are across the street from the Red Hook Housing Projects and face a boarded up house and an empty lot that is littered with street trash and even dumped refuse. They face North, and are quite dismal in the morning and afternoon. (I've walked thru them on both a beautiful weekend morning and during yesterday's overcast misty day.) The asking price is insane.
Additionally, I wouldn't own a dog in this place - the stairs are really quite steep and slippery.

Posted by: alliloop at May 29, 2009 12:26 PM

what a disappointment. That gorgeous exterior and wonderful doors wasted on a garage. The kitchen is hideous, the bathrroms straight out of Home Desperate and the rest of it is a big meh. It could have been a glorious interior space but the only old world charm i see is a leftover from Soviet Russia.

Posted by: bxgrl at May 29, 2009 1:33 PM

Bxrl: You're right. The car gets the best room in the house!

Posted by: NOP at May 29, 2009 2:20 PM

ljubitca,

Red Hook inspired On the Waterfront but it was filmed in Hoboken. Great movie, but also Kazan's self-justification for naming names at the McCarthy hearings.

Alas, this building could've been a contender.

Posted by: slopefarm at May 29, 2009 2:41 PM

sadly, these hideous houses will probably find more of an audience with youngish buyers than impeccable old brownstones in Park Slope or Brooklyn Heights. As they say in the garment business: "ugly sells".

Posted by: sam at May 29, 2009 3:42 PM

damn this block doesnt even come up on google street views....no thanks

Posted by: aj at May 30, 2009 12:36 AM

I love industrial looks and I am one of those "youngish buyers", but I question if anyone is going to pay 1.1M for a living room with no windows.

It is sad to see a building with such potential getting wasted.

Posted by: egg at May 30, 2009 12:54 AM

you might hate the finishes (bathrooms, kitchen) but I am really digging the spaces - definitely my kind of interesting layout.

I'm still unsure whether Red Hook should command a premium or a discount for the location?
