Prospect Heights can annex that area. it's an ugly area compared to those blocks east of nostrand ave (crown heights north).

would even 50% off be enough of a cut?

overall a great area but the corner of st. johns and wash has issues. I would not pay 1.3 mil for a front row seat...

g10, the 6th st place is real nice but it's a 1 family so only deep pockets could swing the $2M+ price. as we've discuss b4, those deep pockets will be looking for massive discounts (ie may to 1.8M)

Realtors have Park Slope slowly annexing Gowanus and parts of Sunset Park and Windsor Terrace. Prospect Heights is taking over Crown Heights. Fort Greene and Clinton Hill are spreading into Bed Stuy.

Just imagine how far towards Flatbush Ave Crown Heights would extend if it were the hot new neighborhood where everyone wanted to buy.

I like the 9th Street house. Don't like the 'home office' by the kitchen but a great house. Bet it gets ask. 6th Street ain't bad either.

In all fairness this place is very close to the subway on Eastern Parkway and the museum and botanic gardens. And it really wouldn't take long at all to walk to Prospect Park. It's much closer to Prospect Park than the new condos on 4th Ave, for example.

On the other hand, it is still Crown Heights and Corcoran deserves some derision for engaging in neighborhood creep.

And no photo of the facade, so I can't imagine it looks good.

Agree with all about the derision due Corcoran for the neighborhood strrrrrrettccccchhhhing, but I rather like this house and am not sure it is as hugely overpriced as being suggested. Beautiful duplex, gorgeous garden, nice income producing garden level, short walk to the museums and park...
That said, I've not been on this block so cannot speak to its being "sketchy" or not.

I'm no fan of broker's misuse of Prospect Heights designation...but this is far from the worst offense. 467 St John is less than 200 feet from the "official" Eastern border (Washington Ave).

448 6th was last listed with Brown Harris Stevens for $2.199 million. So yeah, I guess it makes total sense for Corcoran to now raise the price by $100K. This house has been on the market for over 8 months.

Floor is far away. We're only about 10 inches below the ceiling at this point. Pretty much only stuff that's selling are things that are aggressively priced to begin with, and are willing to accept some further concessions from buyers expecting deep discounts. I'm one of them, and I'm holding my cash until I find a *real* value, not one of these ridiculously priced properties brokers like Corco slap "value" on and think the mere designation makes a difference (even when the price is barely discounted...). Can't wait til the wintertime!

9th St. is very nice, but every house on that street gets vibrations from the subway. Plus, there's a lot of traffic -- and I can't tell what school zone this is in.

Not true about the train vibrations on 9th street--varies greatly from home to home. No idea why.

There is more traffic than on the one-ways, though much less once you hit 6th avenue and leave the commercial zone. The upside of the traffic is less crime--nobody tries to break into a house or car when there's cars and, more importantly, foot traffic around. They'll go to one of the one-way streets for that.

Typing from iPhone in car. If ninth at goes for 1.8 million and rental is 3500 per month then mortgage for owners triplex is what maybe 3500 or 4000? That's not out of line with rental prices. Maybe we are close to a bottom. Places are in the 300s in some areas like ocean hill which means they're cheaper than renting. Flippers are buying them.

Personally, I think the St. John's house looks pretty great. Not the greatest block but the proximity to the park, museum etc. is terrific.

As a CH resident, I must say that CH is pretty vast compared to Prospect Heights with or without the block between Washington and Classon, and this block probably relates more to Prospect Heights anyway in terms of neighborhood feel (i.e., in my opinion, Prospect Heights doesn't seem like much of a cohesive neighborhood at all but rather a sort of borderland). While the realtor obviously thinks Prospect Heights has more cache (read: whiter), in another sense it would probably be a bit misleading to suggest that this house is within what CH-ers view as Crown Heights (grand historic residences and churches, etc.)

There's no way a 2 br garden rental on 9th St. should be $3500. Even if it is, the current tenants are anxiously awaiting a huge rent reduction.

The cabinets really are hideous. They also look poorly installed. Look at the cabinet stuck on top of the stove that doesnt line up with the remaining cabinets.
