The developer of the State St. building did a great job get rid of any charm that that old building might have had. The light fixtures, in particular, are truly horendous. Given the amount that has been spent on the development and staging of the place, one would have thought the finished product could have been made much, much nicer. In any event, pricing seems far out -- the first floor is practically unusable with those windows out the the street and the bedrooms seems cramped and stacked upon each other. The second floor with the LR/DR and decks looks quite lovely, but there is not yard.

If you really want to be in the Heights -- which if you are even considering paying this premium for this place, you must really want -- there must be much nicer, more charming, more centrally located places that you could buy in the $4 million range.

Wow, that very expensive Bklyn Hts place is bland. How about some crown moulding and some decent ceiling fixtures? Did they have to use the same one in every room? Give me both Crown Heights places, North and South, and I'll use the extra 2 million to perfect them, and still have change to buy a couple more.

The Sterling Place house has some great detail and built-ins. It wouldn't take much to restore those to their former glory. Thank goodness most of it was never painted. I have a friend a couple of doors down from this house who had to strip miles of woodwork, which is even more ornate than this. These houses are on a very quiet block full of nice houses.

If I am not mistaken the State St. house was done by the developer ZMK. He, Zack, owns the vacant lot next to this property (right on the corner of State and Hicks). I'd be worried that he'd want to develop the empty lot and that second floor balcony would face a building.

Yes, the developer has plans approved to build a townhouse on that corner. He was trying to pre-sell it last summer for $6.2 million through Corcoran. Both the plans and the pre-sale attempt were discussed on brownstoner.

This particular building was listed at $4.25m last summer and hasn't moved.

We saw the Sterling Place house, the layout is complicated as the parlor floor is used as a daycare right now. The top floor needs a decent amount of work and it is hard to configure it as anything other then a single family house.
We loved the details but unfortunately don't have the time or the monies for this house.

Has anyone seen the 10th Ave house? Am curious about it, though I'm deeply skeptical about Warren Lewis prices. (These are the folks who initially priced that 14th St South Slope house at 200K more than it sold last summer at peak, for 1.995, when the owner had to immediately turn around and re-sell. It's now languishing at 1.995, same price the owner paid, without so much as a price chop to get any activity. Talk about bad pricing judgement!)

The windsor terrace house is nice. I haven't been in it but looks as though it has most of what folks would look for. Price could be higher end but if it shows as well as the photos that's going to sell soon enough.

I hear what you're saying about the 14th St South Slope house.
That was one crazy turn of events.
I monitor it just to see when the price cuts will start.
But its mysteriously disappeared from Warren Lewis' site.

Any ideas?

I went to the open house for the Windsor Terrace house last weekend. The parlor level is quite nice - good space and big kitchen. The upper bedroom level has a sort of common room at the top of the stairs that needs some sprucing, but again, good sized rooms. The unit downstairs is in shambles though - needs new everything. It's just a big rundown basement with (cheap) appliances. So while the price seemed motivating at first, it's not when you take into account the work and the fact that the outdoor space is minimal. In my opinion, of course.

Sterling Place house is between New York and Brooklyn Ave's. Not near Prospect Heights unless you are driving. It's about 12 long blocks across to Vanderbilt/Washington. Lots of very dedicated preservation minded folks on that block, though. It's a nice block.

The Windsor Terrace house looks much better in pictures.
The house is dumpy, smells like a dog and needs a fair amount of work done to it...bathrooms, the rental, etc. The rental is a dank, dark basement.
It is totally overpriced.

Sterling place house is just a few blocks from me. Calling that Prospect Heights is laughable but it's still a nice nabe. I love it here. It's quiet all the time! Homes are nicely taken care of. Close to the 2,3,5 and the A,C is a 20 minute walk to the Nostrand stop or a short bus ride on the B44 which comes quite frequently. Easy access to shops on Nostrand or Kingston. B45 is a block away and goes over to Washington Ave, past Atlantic Terminal and ends a few blocks from Trader Joe's.
