Seems purse strings opened up after last week.

Despite the price cuts, the South Slope sale looks pretty strong, considering the economy. Bought in 2007 for $760,000 and sold for $1,265,000 in December. Not bad.

Not my favorite location, but the Prospect Place house had a sweet modern reno. Looks like they gutted and tarted the place up good, hence the big price jump since the previous sale.

Yeah -am shocked by that South Slope House
1.265 is A VERY GOOD PRICE! it looks to be a full reno job which helped that sale price
Prospect Avenue isn't very ideal as it's a 2 way road with tight parking.

The south slope house was a solid renovation. Not super high end, but very livable- nice ikea kitchen, sliding glass doors to the back, good bathrooms and good layout for the rental on the ground floor. Think that area of the South Slope is a good spot- although as people mention, prospect is a busy street.

people are paying high dollar to live on flatbush ave...

So was driving by the Oro the other day and frankly was shocked anyone would want to live in that building.am sure it's swanky inside etc etc
but the surrounding nabe pretty much has nothing. The base of the building sits on Flatbush at the base of the Manhattan bridge and Prince/Myrtle - correct?
Just strange to me

Midwood / E 7th St. was quick and expensive - entered into contract on 4/13/09; closed on 4/30/09. What's the deal there, is it one of those blocks near the right synagogue ?

Posted by: Bklnite at May 12, 2009 12:13 PM

Just looked at the pics of the South Slope home. I'm not crazy about the facade and sounds like the location isn't prime, but it's a decent reno. And the backyard looks like a great spot for kids to run around in.

The deal with East 7th Street is that it works out to $439 a square foot. It's a big, nice looking house, on a big lot. It's right across the street from Midwood Field. This area is predominantly Orthodox and there are many synagogues in the area, but it's not where the Syrian Jews live.

My comment was about the East 17th Street house. East 9th Street is a little harder to explain.

Posted by: Sparafucile at May 12, 2009 12:44 PM

Yeah, my typo, I meant E9th st. - a quick sale at more like $900/sf. !?

Last week, most Biggest Sales were under a million. Now Brooklyn realestate prices have doubled within a week. Housing bust over!

I'm thrilled that architect J.H. and his wife who is a designer finally sold the house on Prospect. Breathing a sigh of relief for this very nice young (ish) couple.
Congrats, Kids!

There are more than a few McMansions in Ashkenazi territory - Borough Park has a strip of faux-chateaux, there are others to be found in Midwood proper, in the Brooklyn College area, just outside South Midwood/Victorian Flatbush territory (where the E. 17th St house is). Homes are not on the same scale as those constructed by the Sephardic community, but there is wealth and one-upmanship in other Orthodox communities, too.

Often the homes purchased in midwood are totally knocked down and then they will build something even larger that takes up any available backyard space.
