House of the Day: 291 Sackett Street

There's no big "wow" factor with 291 Sackett Street, but it's still a reasonably cute house. There are a few renovation choices we're not in love with (kitchen cabs, sheetrock-y feel to many of the walls), but we're more struck with the modest scale of the rooms in this house. We suspect it might be that most of the photos are from the garden level of the house where ceilings tend to be lowest but that's our biggest concern about the place. The asking price is $1,645,000. On a related note, isn't it about time that Cobble Heights Realty built a usable website? We're not in 2003 anymore, Dorothy.

This is a very poor listing. It tells you very little.
Not even the dimensions of the lot. no floorplan. The interior photos make the place look small. This is not a million dollar effort.

I met one of their brokers at an open house last week and made the same comment about the website. Turns out they're launching a new one in the next couple of weeks. So there ya go.

Good location (except for the likely 2 years of construction across the street at the old union health place), but the price is hard to evaluate without seeing it in person, esp. because I am pretty sure this house has a shallow lot (50 or 60 feet at most).

It might be an interesting comparison with the single family at 296 DeGraw that Brown Harris Stevens is listing -- also a shallow lot (with a car port next door) in almost the same location on the next block north.

nice furniture. very traditional and dainty and tasteful. You hardly ever see that any more in listings. I love the antiques -and the Prussian blue trim. Have had it up to here with white on white.

I love the blue trim too. I'm inspired. That's something that was definitely done btw at the turn of the century, painting the trim in colors. It wasn't only stained wood or white.

the reason the rooms are small is that this is an 80's house. It's built 20x30 on a 20x50 lot. It doesn't have the expansive feel and the bigger volumes of older houses. On the plus side it is zoned for ps 29, on the minus side the house feels like a nasty post war coop.

You mean this house was built in the 1980's? It looks old in the pic.

that's what the original real estate agent is saying. Cobble Hill Realty has 2 different listings for the same property, 2 different agents. The first one is much more complete. I'm not sure what the story is about the 2 listings, but here is the link:

I think Mr. B means that plaster is much more genteel than sheetrock, especially cheap and nasty paint jobs over sheetrock.

This building was built in the 80's according to the brokers. It has a large empty lot across the street and a boarded up store two doors down. It also has a small yard and needs updates in the bathrooms and kitchen. The ceilings are low and the rooms are smaller than in brownstones. However, the layout is nice and although the yard is more of a patio, this house has three balconies.
