Foreclosure of the Week: 1316 Beverley Road
This house at 1316 Beverley Road in Victorian Flatbush almost came up for auction back in 2007 and is slated for sale tomorrow. From what we gather, someone started to renovate it back in 2006 earlier this decade but ran out of steam mid-way through the project. This patch of Beverley is a little spotty but it's surrounded both to the south and north on Argyle and Rugby by beautiful homes so this could be an interesting play if you can get it anywhere near the lien amount of $409,036. Anymore know anything more about its circumstances or the condition of the interior? GMAP

Walked by several times in recent weeks. the photo makes the exterior look MUCH nicer than it looks when you're standing a few feet away. That place is a total dump, on the outside anyway.

What makes this "patch of Beverley a little spotty" Mr B?
Also you gathered wrong, nothing has been done to this house in quite sometime. The half bricked-in porch has been like this for at least eight years and there hasn't been any renovation work done in almost as long.
I do wish the owners well however this turns out.

This house for one! We asked a neighbor who said that while everything around it is nice the combo of this house plus the existence of some commercial/office space in another building right there make it a little less scenic than much of the surrounding area.

I will agree that this house is an eyesore and has been for sometime but having a commercial space on that block does not make it spotty. On the next block - Beverley between Marlborough and Rugby there are two commercial properties, one a doctors office and the other a therapists office that are beautifully maintained.

I would say that if you purchased this property, you would be looking at the "have mores." There are certainly spotty, shabby even downright scary blocks in these parts but this ain't one of them.

I don't know why I'm arguing this point but the porch was partially bricked in sometime in 2006 because I remember watching the progress on the way to work after we moved to the neighborhood.

This house has been a wreck - and frequently an illegal one at that - for over a decade. BSW Neighborhood Association tried many avenues to get this place cleaned up. It was(is?) an illegal SRO, has had some prostitution issues, drugs, many abandoned cars piled up in the backyard, not to mention the state of the half-bricked up porch which has been like that as long as Chaka (and I) can remember... That said, this is the blemish on the block, and one of the very few in BSW...
Haves and have nots.. Most of the PPS house owners paid a fraction of what new buyers in BSW are paying... No place for snobbery.

I walk by regularly. It's not that this patch of Beverley is "spotty" - there's nothing unappealing about the house the next block with some signs for medical / spa businesses. It's just this one sketchy house that's an eyesore (though, like in other neighborhoods, the quieter side streets are more appealing than a 2 way street with more traffic).
Don't know the story here... I've seen the half-done, half-assed brick porch, and trash and broken down cars on the sides of the house for years.
I hope someone can buy it cheap enough to have the money left to fix it up, and do us in the neighborhood a favor. And I hope it's someone who wants to make a home, not like the guy (Azad or something like that?) who used to do a lot of crappy renovations of forclosures or distressed properties in the area for flipping.

As of last year there was still a lovely stained glass window visible at the back of the house... I was very worried for about its safety.

Very true Archi but you'd still be looking to the other side of those PPS boundary columns at what you could have won!
Wonder what it is like inside? I believe the outside could be remedied pretty easily. If you can get it for the lien price and do it up for 300k, you'd have a (currently) $1m comp for 30% off.

Yes, the view from this side of Beverley is lovely, and thanks to landmarking, will remain unthreatened.
Like I mentioned, there is at least one stained glass window preserved... There are drop ceilings visible through the front windows... Who knows what they conceal. I would venture that this place is a mishmash...You'll find a few nice pieces of the past, but far from pristine...
This house could be a great option for a family looking for an affordable entry into the neighborhood, provided they're handy.
About 10 years, there was a house in PPS that was in forclosure... A lot of original detail was gone, but there was still some great glass, woodwork, silk wallpaper... and a speakeasy in the basement!

I actually went into the house about seven years ago and it was a mishmash Architerrorist but it seemed as though the original details are still there hidden beneath sheetrock and drop ceilings. I bet it could be made livable for purchase plus about 150K chicken, which would make it an excellent buy for someone who is handy. We'll see what happens.

FDC runs a foreclosure prevention program, and the issue is very close to our hearts. In 2008, Greater Flatbush was first amongst NYC neighborhoods most affected by predatory and sub-prime loans and mortgages, with over 2,200 foreclosure actions from 2004 to 2007. (See New York Times, February 11, 2008) Although Victorian Flatbush/Ditmas Park is only a part of that neighborhood, unfortunately we have not escaped unscathed. Many of our closest community members are struggling to keep their homes in these tough economic times.
If you know anyone in Brooklyn who is having a hard time paying their mortgage, real estate taxes, or their home-related bills please ask them to give us a call at 718 859 3800. There are many (FREE!) resources available to at risk homeowners to help them stay in their home! There are also a lot of scams that we hope homeowners will avoid.
NEDAP, a nonprofit economic justice organization, has some great maps showing exactly where NYC foreclosures have hit hardest. They're worth checking out (www.nedap.org)

I love this neighborhood and I hope the house goes to someone who will care for it and give it a nice makeover. It is painful to see an old house with potential treated so badly. I wish I were the DIY type but I can barely shut a door properly.

Well gidget, if you can spend a couple hundred grand on renovations (money that you'd save on the purchase price compared to houses in the neighborhood), you can pay the folks who can shut a door properly.
The house will need some roofing & exterior repair to make it sound and avoid further deterioration. Propshark says it's a 3 family - if there are 3 kitchens you could shift around over the time and fix up parts of the house while living in other parts.
Wonder why Mr. B didn't post the auction info... looks like it's for today, Auction Date 5/21/2009, presumably at the Brooklyn courthouse.
