Co-op of the Day: 101 Lafayette Avenue, #1K Revisited

101-Lafayette-Avenue-Brooklyn-0208.jpg
This ground-floor sponsor unit at 101 Lafayette Avenue (aka The Griffin) has had a tough run: The two-bedroom listing debuted in June 2007 at $825,000; between that point and early 2009 it was yanked and re-listed a number of times, according to StreetEasy, before re-emerging this past March with a price tag of $799,000. (Somewhere in there it was also featured as a Co-op of the Day.) The magic number was reduced to $757,000 last week. The ground-floor location can't be helping; nor can the contractor-ish finishes. Still, this bad boy weighs in at almost 1,500 square feet and is in arguably the best co-op in Fort Greene. Maybe they should cut it to $699,000 and just move the sucker.

Yes, being on the ground floor is a problem in this location and, let's not forget the almost 1500 monthly, please!

My photography group (FGPO), which once had two members in this building, used to have the use of this space gratis for meetings and to show our work on the annual SONYA Studio Stroll. It looks a lot nicer now that it's been converted to an apartment and, at $757K, they've probably even installed heat.

I'd be wary of the casement windows. While attractive, they're not normally very efficient in terms of wintertime insulation, as I understand it.

20% off (to 600k) and the ground flr and the 1.5k maint can be overlooked. that's a lot of sq ft and in prime location

This is the best co-op in fort Greene?
How many units are still sponsor-owned?
I think this building has come a long a way from the days when it was a notorious flophouse but I think it still has a ways to go before it can be considered a truly excellent cooperative. I would guess by the high maintenance that the finances are a little shaky. High maintenance, while acceptable in Manhattan or possibly in Brooklyn Heights, is just not going to fly here. $700,000 is an awful lot of money. It isn't just petty cash.

I know I'm just being ridiculously picky here, but when you have a 2/2, what's the point of the 2 pottys if one isn't en suite?

Posted by: InsertSnappyNameHere at May 26, 2009 1:00 PM

it's good that neither are attached to the bedroom. it's disgusting to have a bathroom inside where you sleep anyway.
yes, another poo-mist rant. might as well plop a toilet next to your fridge, same diff.

Oh Rob. What am I gonna do with you?

Ask him why he is missing his third period algebra class?

Posted by: Putnamdenizen at May 26, 2009 1:31 PM

How do you get to the terrace? Climb through a window?

Posted by: zinka at May 26, 2009 1:32 PM

ensuite bathrms are over-rated for small aptmt with sucky ventilation fans.

Posted by: more4less at May 26, 2009 1:33 PM

The lack of an en suite toilet is the least of the problems here.

Posted by: sam at May 26, 2009 1:35 PM

Zinka, I wondered about that too...I see no means of egress. Maybe it's one of those faux terraces you just place plants on by leaning out the window?

Posted by: InsertSnappyNameHere at May 26, 2009 1:39 PM

yeah, i don't get the obsession with ensuite bathrooms either. what is this, orange county, california?

Posted by: i disagree at May 26, 2009 1:40 PM

idisagree, I admit, I'm just nit-picky :)

What is a contractor-ish finish?

Posted by: longhaul at May 26, 2009 1:50 PM

if the seller is monitoring this thread, call me if you it sold today. I'll buy it today for 550k - no contingencies.

Posted by: more4less at May 26, 2009 1:50 PM

I see no problem with the kitchen.

I'd wall off the "living room" and make it a huge master bedroom. You could even make the bathroom "en suite" for those that are into that kind of thing.

Posted by: christopher at May 26, 2009 2:23 PM

I would look to open up the place so my son can run around screaming - with no neigbhor downstairs to complain about the noise

Posted by: more4less at May 26, 2009 2:36 PM

Maintenance too high. Apartment too low.

Posted by: SnarkSlope at May 26, 2009 3:12 PM

according to an ad posted on craig's list this unit is being offered as a rental.
it's a great looking space fyi.

Posted by: ramona at May 26, 2009 5:18 PM

Ground floor units can be dungeony (not all), and I've looked at a few that I wouldn't buy at any price because of this.

Here, the "family room" has no windows and is pretty far from the front of the apt., so if you converted the living room into a master br, you'd have no natural light in the living room.

I don't think the maint. is high for an apt. this size, but usually the ground floor, esp. if it's a conversion, gets a big discount on maintenance.

This is probably a rare case of size not really mattering in a New York apt.

Hey ensuite bathroom haters, ever hear of house guests? Maybe you sleep in your boxers or in the nude and don't want to have to put on clothes everytime you go to the bathroom at night for fear of your guest seeing you.

Worried about foul odors? Maybe if you ate healthier, your crap wouldn't stink as much. Seriously. My wife's a vegetarian and we have an ensuite bathroom. Odor is never a problem with her even if she leaves the door open by accident when she's done. Plus, ever hear of an exhaust fan? :)

OK, maybe you're a germaphobe. Well, in that case, there are professionals that can help you with your illness. Yes, it's not normal to be obsessed with germs like that.

I've been to see this apartment. I walked in and walked right out. yes, the location is pretty great, but you feel like you're in a back basement and still right at street level. No privacy from people on the sidewalk and the "outdoor" space is a joke - 18" walled in glorified drainage gutter with no hope of any sunlight. The common charges in this building makes it a very tough sell and the lobby is depressing to the n'th degree.
