Co-op of the Day: 38 Livingston Street, #54

The photos on this listing are barely large enough to see, so we hope we're not misjudging anything, but this place at 38 Livingston Street (a building which we've never even mentioned so far) in Brooklyn Heights looks like a nice basic one-bedroom. Sensible layout, nice light, recently reno'd. The current owner paid $452,000 for this place in March 2007 and is now asking $499,000. It's unclear whether the kitchen renovation was done on the seller's dime or the previous owner. The 700-square-foot has a reasonable monthly maintenance charge of $719. Think it's got a chance? We think the seller will end up getting closer to what he paid for it in '07.

a nice, move-in one bedroom in Brooklyn Heights in a nice elevator co-op,. what's not to like?

Looks very dark, probably not helped by the floors. High enough floor but inward facing apparently.

I'd live there, but I wouldn't pay 500k to live there.
For the seller's sake, I hope they take some better pictures. I was shocked by the dimensions on the floor plan. The photos make the space look tiny and cramped, but it's really not.

You mean the theater on the corner of Court and Atlantic? I wasn't aware that got shifty at night. Of course I rarely go to the movies....

it seems to me most of the muggings in the heights go down in and around that theater. not exactly a high crime area and it seems most of the perps and victims are teenagers, but it has seen a bit of an uptick lately...

bulls***!!!!! I think this a WAY overpriced considering other options in the neighorhood.
If you're hoping to make a $50,000 profit on a 1BR in this market I'd sure as hell hope you'd do a little bit better job of marketing your aparment. This seller/broker must have been on the moon for the last year. The original listing on Corcoran from '06 gives you a better sense of the space than whats on streeteasy!!
There are a crop of very nice looking 1BRs in the Heights that are selling in the 470-425 range. I can't imagine why you'd plop down 499 when these other places seem to be available for considerably less:

OF course I'm sure I'll get beaten up by the "pre-war charm or bust" crowd who are willing to pay premiums of tens of thousands of dollars for crown molding or whatever it is that folks find more valuable than space, light, closets and functionality.

I have the feeling that it's not such a dull apt. Don't know the exposures, but those relatively high ceilings are great. In any event, this apt. could look WAY better with better and larger photos. Shame.

First, this is 2+ blocks formt he theater and second, the movie theater cause traffic, parking woes and trash but there is not any crime wave! what nonsense!
That said, boring apartment not worth more than $400K at best.

For the last 2 years I was living directly across the street from this building. While Court gets busy during business hours and weekend nights, this block of Livingston is pindrop quiet. Because Livingston starts here (and Aitken Place is only a small block), there is absolutely no thru-traffic. It's also very clean. I haven't personally lived in this building, but for someone who is OK dealing with foot traffic on Court Street, it's a great location, closer to Smith Street and the 4/5.
