Checking In On 904 Pacific Street

Man, Eli Karp really knows how to put up a building quickly! When we passed by 904 Pacific Street aka The Dakota (his fifth development on the block) last July, it wasn't much more than a hole in the ground. Now it's nearing completion. In fact, sales at the 21-unit condo began three weeks ago. Only seven listings—ranging in price from $459,000 for a 735-square-foot one-bedroom to $1,000,000 for a 1,340-square-foot penthouse with 285 square feet of outdoor space—have been released yet and no one's signed a contract yet. Anyone visited yet?

Rob, I love you for that. I walked by a building just like this on Sterling between PH and CHeights and it was awful. The person had boxes pushed up against the windows and another had different curtains and newspapers up for privacy. Finally, all those huge windows overlooked a, wait for it, body shop.

Went there saw the model apartment which is a 1 bed-room plus office which goes for $575K. SMALL! And weird layout, the floor to ceiling windows give you zero privacy, you can't walk away from them since the distance to the other side of the room is only a few feet away! Closets are teeny tiny also. Very disappointed.

i have a serious question about windows like this. are people allowed to stand naked in front of them if they are indoors on their own property or does that violate some kind of law?

The floorplans do show a serious want of closet space. Those windows will cost you a ton in custom treatments unless you want everyone passing by to see your birthday suit.

I thought I saw a post about this building a while back but then I realized that was a post about 475 Sterling - another over-priced, over-windowed development catering to the crowd that until now couldn't afford Manhattan's astronomical prices. And I could have sworn there was a blog about this building yesterday - oh wait, that was 53 Lincoln in Park Slope. With all of these over-priced, over-windowed new developments rising from the ground and sticking out like a sore thumb, its hard to keep them all straight. No wonder these buildings aren't selling - prices at $800/square foot for ugliness and buyers have so many to choose from in Prospect Heights/Park Slope (don't even get me started on 500 4th Ave). A lot of pain coming for these developers!! By the way, anyone notice a post yesterday citing a sale in 20 Pine in the Financial District (similar new development for $600/square foot)? Manhattan new developments now more affordable than Brooklyn!!

Saw this building last week. It has a swimming pool, gym, sauna and steam room in the basement. Unusual for brooklyn no?

475 Sterling is no where close to $800/sqft. It is close to $530/sqft AFAIR.

Probably my least favorite out of all the Hello buildings in the area. I don't understand the high asking prices per sqft if the developer already knows what is selling in the area (with the other buildings that they already have there). Are they offering any rentals? Or continuing as sales? The pool gym stuff seems nice, but I guess you need something as there is not a lot in that area yet.

I realize what I'm about to say is the equivalent of painting a big target on my back and asking to get shot at, but this is some seriously cynical discussion. Wouldn't you rather have windows that you can choose to cover up than not have them at all? Why do you guys hate windows so much? Are we all so conditioned to NYC living that we don't feel comfortable unless natural light is extremely limited? This place offers a pool, a gym, and a sauna (not to mention all the other amenities in the other buildings) and the collective response goes towards 9th grade gay jokes. I realize asking posters on a message board to explain their cynicism is pretty ironic in and of itself.

i saw this thing a week and a half ago or so. the kitchens are kinda crappy, lack of closet space is readily apparent.

phbrown, I'm going to take your question seriously, and try to answer it.
I don't hate windows - I bought my current place in part because it gets a TON of light. But what I do really dislike is the current full-wall window model as shown in this building and a lot of other similar ones is that it's too much window. You're living in a fishtank, and there's a definite tension between getting all that glorious sunlight and having a little privacy. I mean, my neighbors may be able to see me sneaking in to the kitchen for a midnight snack now, but they can't tell that I haven't put away the dishes in the drying rack, or what color my socks are.
Also, I've been told with modern glass this isn't as large of an issue, but you cannot convince me that these poor shnooks aren't going to have higher total costs to heat and cool these apartments than I have with (plenty of) regular windows and a nice old-school brick wall.
