Brooklyn Sales: Under a Million

Some of the sales recorded last week that went for $1 million or less:
Under $250K: BEDFORD-STUYVESANT
47A Vernon Avenue; Price=$245,000 GMAP
This is a 3,405-sf, 3-family, according to Property Shark. It appears to have sold under threat of foreclosure. Entered into contract on 7/25/08; closed on 2/24/09; deed recorded on 5/1/09.
$300-$500K Range: FLATBUSH/PARADE GROUNDS-AREA
34 Crooke Avenue, Unit 2A; Price= $375,000 GMAP
A 923-square-foot, 2-bedroom condo, according to StreetEasy. The unit in the Sacarno-designed new development, which is called The Alvora, was asking $399,000. One of the buyers in the building has been blogging about its progress for awhile at 34 Crooke Ave. Entered into contract on 7/10/08; closed on 4/23/09; deed recorded on 4/29/09.
$500-$750K Range: CROWN HEIGHTS
868 St. Johns Place; Price=$593,000 GMAP
A 3,500-square-foot, 2-family house, according to Property Shark. It was asking $649,000 and hit the market in late December, according to this listing. Entered into contract on 1/29/09; closed on 4/14/09; deed recorded on 5/1/09.
$750K-$1 Million Range: CLINTON HILL
306 St. James Place; Price=$750,000 GMAP
This 3,420-sf, 3-family brownstone has an interesting history. It was put up for auction last summer with an opening bid of $1.4 million and evidently didn't sell. It was then listed for $999,999 last October. The ad had this to say: "Estate Condition, four story, three family brownstone, 19' wide on a 90' lot. The parquet floors, tiled mantels, and original details are waiting for you to come in and restore all to its original splendor." Entered into contract on 12/18/08; closed on 3/26/09; deed recorded on 4/30/09.

something funky about 3,400 sq feet in Bed Stuy for $250k? I know I'm on Team Bear but that looks extreme even for me.

I wish I could have bought the Bed-Stuy place... then i would have opened a competing Baptist Church, and on Sundays we could have God-Offs with the folks across the street!!
(Oh, that and it's actually a price tag I understand)

It's really interesting to compare these with "last week's biggest sales."
For example, why was 42 Downing worth $300,000 than 306 St James Place? Both properties are in estate condition, about 18-19' foot wide and just about 2 blocks from each other. It's a big difference, what am I not seeing?

on the crooke place, is it just me or is this place definitely going to wind up rentals?
prices might seem ok until you realize that you could rent a nice place around there for less than carrying costs. . .

All overpaid for (Vernon too - Murda Marcy). Only St Johns has choice location for Crown Heights. St James will bottom out at $500K. Wrong side of Fulton for even that price.

I'm liking the Crown Heights house. Those 3-storeys are often very solid and surprisingly spacious inside. And nr Eastern Parkway and the IRT. Daresay it needs renovating but someone will have a great place to go home to.

Well, we've got a fifth floor and have already renovated ours...not underwater yet, but certainly could happen. We don't have any plans to sell anytime in the next, say, 15 years so we're not sweating it. Probably going to refi soon so we'll let you know about the comps!

"Alvora" was, I believe, supposedly a tribute to Dean Alvord (whose Prospect Park South is about 4 blocks from here but seems further)...but to me it sounds like an obscure botanical structure or body part, or perhaps an orifice.
