Vantage 238 Coming to St. Marks Avenue

When we looked at 238 St. Marks Avenue back in January, we said the big question was whether the building would ever get finished; now, it's safe to say, the big question is whether it will ever sell. In recent weeks, a sign proclaiming the new development's Nom de Marketing has appeared and, drumroll please, it's Vantage 238. The splash page mentions "sales information," so they're not conceding defeat yet. No unit-specific info has been released yet, though the DOB filings mention a total of 20 units. As of now, Corcoran has the gig.

I still can't get over the fact that these asshat developers chopped down Soda's tree. Now their back patio is a concrete wasteland complete with scaffolding and no flora to be found. That tree had to be around 4 stories high and a hundred years old. Deforestation for some crappy, way-too-tall condo: way to go guys.

Way too tall for that section of Prospect Heights. Garishly rises above Vanderbilt Ave... and that tree, yes, I lament it as well: It was likely standing in the 19th century.

agree with the above...too tall and the proportions are just ugly. i really am not a fan of those balconies, either.

I agree, the patio in Soda was so nice before this building went up, now it really is a concrete wasteland. The building will stick out in the area, but it's not as bad as the new brick condo building on Park Place and Underhill. I also don't think they will have much luck with sales as all the newer Hello Living and Washington Avenue buildings remain empty.

I know that the first two buildings are almost sold out and the third building, the Sydney, appears to be about 1/2 to 2/3 full. But the AH Website shows 9 open units in the Montana and 4 open units in the Austin, plus the Hello building is going to be listed soon. This plus the rent-to-own program and event going on this or last Thursday support the idea that these are not flying off the shelf.

My community garden is on that block and we all hate the new out of proportion condo. that said, it's not much of a block, its mostly old warehousese, old brick tenement buildings and P.S.9. I don't think they'll sell too quick either.
