Checking In On The Crest

When we wrote about The Crest a year ago, all but eight of the 4th Avenue development's 69 units were in contract; today five units are still available (though we're told that two of those have deals in the works) ranging in price from $529,000 for a 798-square-foot one-bedroom to $751,000 for a 833-square-foot two-bedroom (expensive, no?); the remaining listings can be viewed here. Regardless, the dynamic duo of Boymelgreen and Katan have to consider themselves lucky to have sold most of the units when they did.

One good thing about that building, as opposed to most of the rest of 4th, is that if you buy an apt on the front with Manhattan views, you should be keeping them for a while. Con Ed just spent a few years putting up a lowrise building on the other side.

Are any of those balconies big enough for, say, a chair? While I'm a huge supporter of balconies of any kind -- every building should have them and think it's crazy when they don't (like those big buildings on the promenade in BH!!) -- they should be big enough to sit and enjoy an evening cocktail... no?

...and the new owners unlucky for buying when they did. $530K to $750K for 800 SF 1BR's. Serious?

tyburg, these are called 'Juliet balconies'. Haven't you seen the ads? There's usually a tall attractive women standing on it, leaning against the railing at dusk, a glass of wine in her hand. She's generally wearing a long flowing translucent white dress. She's Juliet. One must assume Romeo is downstairs, waiting to be buzzed in. Or for all we know, it could be Rosanna, not Romeo, given that this is Park SLope.
I think they cannot make a full balcony there because it reduces the FAR, or something. I know there's some code issue.
But I agree with you about the utility of a real balcony.

I think the prices are insane considering that major windows and balconies face 4th Ave. Good luck trying to maintain a sliver of sanity while sitting out there and having a cocktail.

Really hate the color of the brick (although I guess you can't see it much when you are inside). Why do a lot of the newer buildings seem to have yellow or orange brick?
Think the top few floors look good and the building as a whole would be better if it were all like that.

It is ugly. How do you clean the windows from the outside, most of them are already filthy.
The balconies serve no purpose at all, except if you want to sit out there and breathe in car fumes and listen to traffic all night.
Makes me love my non trendy cheap quiet hood.
