What's the deal with the Bed Stuy house? If it were three houses closer to Clinton Hill, would it be worth the $1.05 million ask? Or is the price really high because of the deluxe baseboard heaters?

Agree that the pricing is a joke, but who is it on? It's Easter weekend, so these should be desperate, determined sellers and brokers, and the prices remains fanciful. What gives?

Also -what do you mean it's appraised at $914K, how do you know? - Zillow?

I still love the Verandah Place house which I think was HOTD a few weeks ago

and lastly, why are they having open houses on Easter Sunday?

Both of those Corcoran entries are jokes. The Bed Stuy house might be the bigger joke, but they both cause a great deal of hearty laughter.

It all pales in comparison to yesterday's HOTD. Why does Carroll Gardens think it's going to get the price of a two or three-family for a one family? The Fort Greene house has some pretty fugly details -- like the shower the real estate agent highlights like it's a historic treasure.

I know everyone doesn't love Jesus Tybur6, I just think it's weird on the brokers part to actually want to host an OH on Easter Sunday as so many potential buyers will not be able to make it - why not do it on Saturday?

Mopar I think Realtor has this house in Clinton Hill, really it is kinda on the boarder. lately I have seen them even post ads on the first block of Halsey Street as Clinton Hill... I was reading this book about Bedford Stuyvesant written in 1968 and they have Bedford Stuyvesant starting on Washington Ave. Hopefully when Bedford Historic District is landmarked next year it will clearly define what is Bedford.

The Verandah Place layout and design is really odd. The bedrooms are on the ground floor (garden level but there is no garden) and the kitchen and living rooms are on the second floor. The whole thing is done up in a sort of Wild West style. So unfortunate. Good luck with that.

Actually, there are some people who not only do not celebrate Easter, they keep the Sabbath on Saturday and so do not go to open houses on that day. This is true of some real estate agents, too -- so why shouldn't they work on Sunday? You never know!

And calling that house "appraised" at $914K is as fanciful as some may find the pricing, knowing that it's actually Brownstoner readers who came up with that number, based in very large part on some peoples' ridiculously low estimates. Maybe someting like "Reader Appraised" at whatever would provide the sufficient caveat.

continued evidence that most sellers are not serious or blind to reality.

if you're a seller who HAS to sell, take whatever this brutal mkt has to offer and get it over with. If you dont need to sell, don't waste the real estate agent's time cause you know you aint taking current market prices.

Odds are that these sellers will see the easter bunny sooner than the now extinct rich & loose sucker

Most Christians go to Easter services in the morning. The rest of the day is "free time". It's not like one has to stay home and pray all day. I think Easter Sunday is a good day to look at open houses. Easter is all about new beginings.

I think the Carroll Gardens house is absolutely adorable, and beautifully renovated and maintained. I love the facade in the back. No idea about the price though.

Seattle's Woodland Park has a HUGE bunny population because of abandoned pets. And since it seems to keep on growing and growing, it's obviously not just anonymous gay men that are having sex there!!

I won't be going to any of these. Not because it's Easter Sunday (don't care) nor because they're all too expensive (though they are), but because it's supposed to be chilly and windy out on Sunday. :P

I'm so ready when middle of the road houses in middle of the road neighborhoods return to middle of the road prices. The Veranda house is nicest so in the real world maybe 600K for it and the mid 300's for the rest. Why banks are still lending over $417K on anything middle of the road in Brooklyn is beyond me. Oh yeah, they're not really - except in rare cases when people are putting down 55% or more. That Bed Stuy house in person is apartment grade - the pictures really make it look a LOT better than reality. I'd say mid 300's is actually too high for it.

I've been in the South Oxford house. I would say it is actually very nice inside.

I think it makes a nice house for the right family who can affort it.

It's been tastefully done and finished out. I could see it being really gorgeous all fitted out with great furnishings. That said, it's not the house for me.

I do prefer our 20+ foot house. Our house is not terribly deep either (very standard front and back parlors for the width of house) so there's nice light.

That said, on a recent reconnaissance mission at one of the open houses, I didn't find the narrowness that bad. Some of the rooms were only a little smaller than those in our house since this house has that central stairwell.

The Carroll Gardens house is TINY! My, my!

All in all, must admit, the prices are all a bit high.

I lived in what I thought was Clinton Hill, Grand between Greene and Gates, from 1989 to 2007. Many old-timer passers-by called it Bed-Stuy.

I guess I'd call this place Clinton Hill, but Classon Ave. is a speedway on the way to the BQE.

H3 Hummer, cute. I really like that one, though. Have been thinking about it since it was HOTD. I could live there for the rest of my life. Or a while, anyway. Couple, no children, no friends -- perfect. Room for home office, studio, occasional guest, parties (with no friends) -- perfect. Except the price. Price not perfect.

I love the South Oxford House. Love it. The kitchens and bathrooms aren't necessarily what I would have done, but they're nice enough to live with for a long time. The garden is lovely and the house is adorable. I am not in the market for anything, nor could I afford it, but if I could...I have a thing for well-proportioned small houses.

Did anyone go to the 2nd St. house? Just noticing that the ceilings appear to be pretty low, looks like they must be around 8 feet judging by the front door. That could feel oppressive.
