Condo of the Day: 70 Washington Street, #4S

In case yesterday's Condo of the Day at 45 Main Street was a little too rich for your blood, perhaps this 1,262-square-foot pad around the corner at 70 Washington Street will be more within reach. Priced at $1,190,000 (less than $1,000 a foot), the two-bedroom loft has 11-foot ceilings and monthly charges of just $379 per month. The FSBO, however, has some competition from another unit down the hall that's almost exactly the same size and is asking just $1,100,000. Which is a better deal?

The horses on the wall in the comparison apt. are scaring me. Seriously.
Oh, and this really isn't a 2 br. It's a 1br + home office. No windows = no 2nd br. I think the comparison apt. is the better deal and seems to be getting more light in the living room.

well I like the common charges of this place and the kitchen is cool
but holy voyeur!!! - geesh, your view is a buidling filled with windows literally at eyelevel
I think it will sell just under 1 million
I do give this seller a lot of credit - great style of website

I prefer the layout of the one that is asking the additional 90k... the other one has a huge load-bearing pillar right in front of the kitchen counter. It also has a longer hallway that is a waste of space, in my opinion.
I looked at an apartment in this building. Like these, it was way overpriced.

No kidding, CWB. I was in Douchebo a couple of weekends ago and dropped into Baxter & Liebchen. They had some lovely Danish Modern stuff, but the prices were laughable. They were actually more expensive than stuff I'd seen in Soho.

guess views are ~$1M per direction. these 2 units combined is around the size of the one yesterday and total 2.3M or 1.7M less. Yesterday's unit has great views from both directions via it's corner location or ~850k per view per direction.
agree w/ Snark, one has to have GREAT views if one is to drop this kind of cash in Dumbo else one is a dumb dumb

On the FSBO's NYT ad, an interesting choice for the photo to lead off with - a wall filled with sagging shelves that make it look like a grad student's rental. In the website ad, it's the Plexiglas bookshelf system is described like it's a big selling point. Doesn't look like a million bucks to me.

Curious--I don't live in DUMBO but it seems like a pretty nice place to live if you can deal with the subway noise
Why the hatin' on DUMBO? Is it a lack of retail, groceries, parking--or just simply a douchebag vibe that Brownstone Brooklyn has an aversion to?

Toadie, I agree. It would be a crying shame if this turns out to be worth more than the HOTD. The kitchen cabinets (or lack thereof) along with the hobo bookshelves kill this one. The pride of going home to an exterior like today's HOTD alone should be worth more than this joint.

the massive Dumbo price premium vs. other BK hoods is a huge negative. To be the most expensive hood in BK, one would expect top notch sch, retail, subway access,..... View is the best though - cant argue that
more reasonable (not cheap) prices to align better with other prime BK hoods, no complaints with dumbo

I just hate those windowless alcove "home office" rooms. They are totally wasted space. Who in their right mind would pay anywhere near a million dollars for a one-bedroom apartment and a windowless "home office" for a second bedroom? Bubble-licious.

I agree wholeheartedly with the other commenters in just not getting the whole DUMBO thing. I mean whats the attraction?? Beyond killer views there is nothing there. I just dont get it. Its a fake neighborhood made up by David Walentes...down to a handfull of imported artists designed to bring some sort of bohemian flavor. Absurd.

subway access is good F, C,A and 2,3--and I believe it is zoned for PS 8--which is pretty good
no supermarket is a HUGE drawback
i think aesthetically it is a nice nabe

I like the apartment well enough, but not at that price. I thought the plexiglass shelves sounded cool, until I noticed the sagging....
...but in response to the comment about windowless home office spaces being "totally wasted space," I would say, not always. Some of them get indirect natural light (clearly not this one); and if the price is right--not this case!--it really is a space to kit out like a library or something. I once had a long useless hallway in an apartment. (Really useless: it deadended!) Useless, that is until I lined one side of it with bookshelves.

I've been in an exact duplicate of this apartment. It's nice but it feels like you're in a newly-constructed hotel. There is an entire absence of charm except for what you might be able to do with furniture and rugs.
The doormen are nice. The elevator is a little slow. The hallways echo like a mother.

The exterior of the building is gorgeous. The unit itself is blah and definitely not worth than 850K. I can't believe they're asking over a million for no views, one bedroom, and those crappy plastic shelves. And in DUMBO of all places, the most overpriced neighborhood in the entire city.
No way they're getting even close to that price unless the buyer is a complete idiot.

minmin - i totally agree. i was reading the description and kind of puzzled by highlighting the shelves so early. and then i saw them and thought - yuck! they look awful. Sagging, a weird shelve that is open and useless below. it's like a bad dormroom experiment.

Holy trollishness here. Considering the sale price of the other units in the building, more specifically the S line, maybe they are pricing knowing people are going to lowball the offers. You want spectacular views, go to the roof area that overlooks Manhattan and Brooklyn. Hell, you want exclusivity, pay for one of the private cabanas up there. I believe the Lexan bookshelves are perfect for the space (although overstuffed). Open, transparent shelving that doesn't block the natural lighting. Bathrooms look beautiful with what looks like glass tiling. 5 minute bike ride to Manhattan - not bad. We'll see what they get, but I wonder how many people here actually could afford what they think it should be, never mind what the sellers are asking. Or is it just Brownstone Brooklyn hating?
