72 Berry 'Only Thing Moving' in Williamsburg

72-Berry-Street-0409.jpgIt pays not to be a glass-box condo these days in Williamsburg. According to The Real Deal (and picked up by Curbed ), the Mason Fisk building at 72 Berry Street has sold 17 of its 26 units since hitting the market six weeks ago. The six-story 1909 loft building has stood out from the crowd because its gritty historic appeal, for sure. But it hasn't hurt either that asking prices are around $650 a foot, quite a bit less than nearby projects like Northside Piers. GMAP

In a sea of crap - this buildling is pretty decent and not outrageously priced. Although however in 6 months they will probably be half priced. haha

dirty - why ha ha? do you get money if these go down in price? are you looking to buy? or, just a bitter renter?

i was actually being sarcastic as everyone thinks prices in williamsburg will drop 80% in the next six months. I rent currently and could afford something around 400k at the moment - but I'm prefectly happy paying 1,000 bucks in rent and waiting to see how things play out.

Nicest floors in a condo I've seen yet. Actually homey looking and not prefab. Wish they had a roof deck though, or did I just not find it on their site?

I was there last weekend. There is actually a roof deck, which is nice. The spaces are quite well done as many have said. I particularly liked how many units had preserved the original wood beams. But, similar to many loft buildings (thinking BellTel for one), the smaller units only have those window-less home office/bedrooms. There is one smaller unit that looks, on the floorplan, like it has a window - but in person it's more like a 8-12" sliver of glass. That's a deal breaker for me - no sunlight does bad things to circadian rhythms.
