The Argyle Unveiled

The netting is down and The Argyle is now exposed for the world to see. Not that we were expecting a whole lot but the effect is pretty underwhelming. The sales process, however, continues to limp towards the finish line. When we checked in seven weeks ago, there were 16 units left; today there are 13 left. Getting there!

I hope you are weeping for anyone willing to pay 750K for an apartment that measures less than 1000SF on 4th Avenue (and is technically in Gowanus).

Why they design master bedrooms (or any bedroom) right off the living room is beyond me - I hate that.

Yeah Z, that is totally different from the rendering, which showed a sleek glass building. I just went to their website, and the rendering there now is definitely not the one they used when they were peddling the building early on. If I had laid down my money I'd be pissed.

This is exactly what they said it was going to be - just looked at the posters on their 5th Ave store (which werent changed) - the main difference is that their renderings were taken from a more flattering angle and at dusk just as the light was hitting it just so.....

Frankly I think it looks fine - but for the horrible L shape part going onto 7th St. And besides it adds to the overwhelming evidence that the "Brownstoner aesthetic" is 1000% irrelevant when it comes to sales.

Building is nothing special to look at but have to admire those sales figures. I suppose it's close to the subway but other than that I'm just not a fan of the new construction on 4th ave. Heritage on 2nd St gets my vote for best new construction in slope area last couple of years.

The reason it had high sales numbers is it started selling way before the crash. A lot of those contracts won't close.

Almost a million dollars for a 1239 square foot 3 bed in this thing? They should save themselves months of agony and just take 30% (at least) off the asking prices right now. Not that I'm a fan of the 4th Ave developments, but if you are going to be on 4th Ave you can at least be on the slope side and not the Gowanus side.

Some of the units under contract will not close. Maybe a lot of them.

I laughed at that, assuming it was a joke. 4th Ave. is trash, and this economy will meant it won't improve as soon as had been thought.

The Gargyle is like the prettiest of an all-ugly group of girls hanging out in a skanky bar.

This place is almost exactly 3/4 of a mile from the park, walking straight up 7th St (according to www.mapmyrun.com). That is a 1.5 mile round trip just to get to the edge of the park and back.

If you live here, you live in Gowanus. You do not live in Park Slope. Gowanus is fine if you are a hipster musician or an automotive detailing shop, but it is not even remotely the kind of place where you can slap up this kind of building and ask people to pay almost a million bucks for barely 1200 square feet of space.

Wow Debbie - that is one angry response. Argyle developer kicked your cat or something?

I would not be surprised a couple of those not closing, but majority? I don't think so. I know a lot of the buyers are from Gowanus and Park Slope area.

500 4th Ave? 2 years ago that would have sold well like the Argyle. Now? I don't know. Maybe in a year.

I would still rather live in the Argyle than some Willy B condo.

crimson - are you asking for comps for new construction condos in Gowanus? This is it as far as I know. I guess you can look at the Elan or Novo.

Oh man... I live in a South Slope stucco special and I can say that this stucco job takes the cake. Granted, the sun might be hitting it at a high angle, but it looks really, really uneven and wonky. I'd be pretty pissed if I bought in that building. The prices for 3 bdrms were decent, but the location is eh and now the finished product is doubleplus-eh (yes, I just watched 1984).
