I have a question for you folks. Can anyone recommend a good but cheap career advisor/resume counselor rolled into one? I'm seriously frustrated with the job search process and need to speak to someone as a last ditch effort before I pack up my sh*t and bounce out of NYC. Any leads would be appreciated. :)

i think it's a gross and disgusting morning, but good morning anyway :) anyone have any fun plans for the weekend? (im bringing my dog to prospect park tomorrow for the first time). question tho.. he will be leashed, i dont believe in unleashed dogs ANYWHERE in the city but i know that in the park there are dogs unleashed before 9am? im going around noon. am i going to run into trouble with people who have their dogs off leash?

hey snaps, ive been (im being serious) been thinking about going into the pimp business. (not asking you to be one of my ho's or anything) but maybe you can co-pimp with me. :)
(ive been reading the best book ever called Pimp by Iceberg Slim) and i like what i see and hear. (i wouldnt be one of those violent or abusive pimps tho). it's funny pimps get a bad rep as taking girls' money and beating them up but really that that isnt the case. most pimps actually do care about their girls and try to make it a legitimate two-way business.

I am buying a house today, with the closing in a couple of hours. It was a weird feeling running around to multiple banks yesterday taking out money and getting bank checks. While we all speculate on the further decline in the market, I had this feeling that what was really becoming worthless was CASH. I assume that my new old house in Park Slope will go down in value for the short run, but I feel better having it than money in the bank. After my whole life along the Brooklyn waterfront, I'm moving within 6 blocks of my high school John Jay. The whole world is starting to feel like the 70's again. Onward and upward in the borough of Kings!!

About a year ago, I lent one of my favorite books to someone, only for them to lose it. Recently, I wanted to re-read it, because the first time I read it, it changed my life.

These past two weeks have been very stressful. This morning I came into my home office and on my desk was a box of chocolate and a copy of the book. (yes, I teared up when I saw it, thank you hubby).

My favorite books are "Atlas Shrugged" and "The Fountainhead" both by Ayn Rand. She has an incomparable ability weave a story that also pushes forth a bold social/economic/political viewpoint and her female characters are intelligent and very strong. Love it.

DIBS, I recently discovered James Patterson. I've been listening to a few of his books on my Ipod - mostly the Women's Murder Club series. Very good stuff. I usually don't go in for fiction outside of the classics, but I needed to lose myself in something else so I chose him. I'm glad I did.

Now, serious question which I'll post to the Forum soon: a heating specialist came out to fix one of my radiators a while back and indicated that if it gets too warm in the room, it's better to crack open a window and let cool air in than continually turning radiators on and off, particularly given the age of my radiators. He said it's far less damaging to old radiators to just leave the steam valve (knob) alone. This seems incredibly wasteful to me, however (letting the heat on and letting it escape so directly). But he's the professional, I guess.

Any insight?

Sorry Biff - here you go, I've always heard from landlords that 'You must not touch the radiator knob' - they would rather moderate the heat by the thermostat. I don't really know why except that they leak sometimes if you open and close them.

Seriously, it doesn't make sense that you wouldn't be able to regulate the heat through the valve (heck that's what they're there for). Maybe, you need to replace the valve.
If you do post on the forum, make sure to include what kind of heating system you have. Steam or hot water.

Thanks cobblehiller. The only issue with controlling through the thermostat is every room (and floor) are so different in terms of the heat. I've considered putting thermostats on each radiator though, which might be the best solution.

THL, I love looking at modern designs...this was was more artistic to me than anything. But I do prefer the traditional look in a brownstone.

BRG, I saw that one coming. The valve is fine. I didn't mean I can't control the heat that way. I can, but my point was that the specialist told me not to touch the valve to control the heat; to use the windows for that, which goes against my desire to be as energy efficient as possible.

Biff...there was an "Ask This Old House" episode where they went through the whole process of adding thermostats (and a new valve) to radiators. I'm sure you can find it online.

Did the 'specialist' say why you shouldn't touch the valves to control the heat. It doesn't make sense.
Thermastatic valves = thumbs up. They sense the air temperture and adjust the heat accordingly.

If you do post on the forum, be sure to include all sorts of info about your heating system (source and how many pipes). Maybe take a photo of the valves / radiator in question. There are many on here that will be more informed in answering your question than the 'Asshats' in the Open Thread.

Belated response to what and DIBS on Stuytown decision. Below is a link. Remind me not to take legal advice from either of you.

What, although I am not an RE lawyer I can't see how this decision has any bearing on co-ops and condos. Scope is limited to stabilized rental units affected by J-51. Big time landlords may be quaking, but no reason for coopers and condo owners to be nervous, far as I can tell. Wishful thinking on your part.

DIBS, it looks like a long shot for Ct. App. reversal. Wishful thinking on your part as well, but at first blush it doesn't look like they've mangled the applicable law. Also, no dissents (two get you an automatic shot). If you have some insight as to the legal error committed here, I would be curious.

I wasn't giving legal advice when I suggested that it might be overturned on appeal. In fact, they are appealing. I don't give a rats ass one way or the other. It's just another nail in the coffin for the rights of a landlord.

Given all the bullshit in this City re tenants rights and all that I think there are better ways to make money here than being a landlord.

I do rent out one floor of my brownstone but that's not really related to these issues.

there are plenty of really good food pantries operating out of sites all over Brooklyn and Manhattan. I volunteer a little time at one on Christopher Street near the West Side Highway, it is part of a mission run by the Mother Teresa Sisters. It is a very nice and welcoming place.

We've been through this before. Cat's are NOT stinky. Cat boxes are stinky if they are not maintained. An cat's that hasn't been spay/neutered will spray and that is incredibly stinky.

Dave, I never seriously thought you were giving legal advice. Just using your post as a rhetorical foil. I have no doubt the owners will seek leave and will brief it quite well. That's quite a roster of comepetent counsel they've got. But the 1st Dep't or the Ct. App has to agree that the case should even be heard by the Ct. App. Without two dissents, there is no guarantee. All they have now is the NYS equivalent of a cert. petition.

I agree with you that NY favors tenants. I don't mind that as much as you do, though. I find that most debates over rent control or stabilization are argued in terms more appropriate to whether it should have been done in the first place (e.g., is it a good or bad thing based on economic theory), not what to do now. Almost any owner of stabilized units bought knowing of the legal circumstances and presumably paid a price reflective of the income limits that result. Just as rent control sometimes benefits those who really do not need it, decontrol sometimes produces a windfall to the owner who underpaid for the property. If Tishman's assumptions were based on a misreading of the law, that is their problem, not an indictment of the system. There are many good arguments about the flaws in the system, and you have made them well, but I don't think this case is a poster child for them.

rob, there is one Black sister, she gets the Whoopie thing quite a bit. Actually, they are seldom in the pantry, voulnteers do most of the work. And I have noticed that due to the recession I guess, Trader Joe's is sending over some of their most expensive gourmet stuff, I guess it's not selling. Other pantries receive donations from fine restaurants. there is no no no need to eat cheese and beans, especially as I picture you as too thin already.

Read the decision, What, then craft an argument that shows how apartments that go rental in new condo construction will be under the stabilization laws and have J-51 and the rent laws combine to apply the same way as with Stuy Town. There is a lot of legal history there and your analogy is way too loose. You can make all the economic arguments you want, but if you are going to make a legal claim about the broader applicability of a court decision, you need to ground it in the law. I saw this girl on the A train this morning with a canvas shoulder bag that had images of wrapped packages of Smarties all over it and all I could think of was the Skittles!!!! I looked closely and they were of the same non-political correctness as Skittles...no black or brown ones. But there are red and yellow Skittles (and Smarties) so, that's a step in the right direction.

i collect video game systems. i have almost every single system ever made except for the ps3 and xbox360, i dont collect for current gen stuff. i do have a wii tho. i have gazillions of systems and games that ive collected over the last 5 years only to recently come to the conclusion how stupid it was to buy all that crap since 1.) i rarely play and have the attention span of a gnat 2.) no one im friends with likes video games and 3.) i should have been paying back my student loans and/or saving instead throwing away all that money on old video games. grrrrrrrrrrr. oh well no use crying over spilled milk i guess. maybe i should just sell it all or something

What -- tell me the legal mechanism by which new condos that go rental are grandfathered into the stabilization laws. Yes, the tenant groups are salivating because there may have been other landlords who pulled the same stunt. There are many landlords of existing stabilized apartmetns who are and should be nervous. I am not on the landlords' side of this one. My point is, I have yet to see the legal mechanism that brings the new condo construction within the scope of the decision. I may be wrong, but it seems to me that the new condo developers did not get J-51 to make improvements to buildings with existing stabilized apartments. They got them for new construction with no existing apartments, and thus none that were stabilized. Two different sets of circumstances. Please, if you want to keep going on this, cite me something in the decision that you think makes clear this extends to new condo construction.

I studied gemology and collect rare stones. This is a long term passion.

I also collect mid century modern dinnerware/glassware. Russell Wright, Eva Zeisel, Ben Seibel, Brock. Not haphazard though, I have specific patterns that I search out and I'm also getting all of the serving pieces as well.

In the same vein I also have a collection of vintage refridgeratorware.

I was tempted to buy a Kindle a while back, but I thought about it and it didn't seem useful. These days I'm into audiobooks and my Ipod serves the purpose for that. The new Kindle coming out is supposed to have a 'text to speech' feature, but there may be lawsuits because of cutting into the the whole audiobook market. Advocates for the blind are planning to fight for the feature if a lawsuit does commence.

Snappy...just read a review and the voice is bad...its like listening to a GPS, not a real human voice. I don't like the whole idea of audio books anyway. Too easily to get distracted.

Individual authors can allow/disallow their books on the audio feature but the reviewer said he couldn't listen to it for more than a few minutes.

I agree w/Snappy, chocolate is so overrated. People at work bring in chocolates and tell me, "Better take one now, they'll all be gone!" Why can't anyone bring in bags of potato chips? We had some Ruffles left over from a party and I annihilated them.

ugh now im hungry. you guys are gonna make me eat another block of cheese i just know it. did you guys know that there really IS (or was maybe) government cheese!?! my grandmother used to get it (we werent on welfare technically tho) but she used to somehow manage to get those. it would come in a giant cardboard box. made the best grilled cheese sandwiches ever!!! it was also such a delightful alternative to the usual kraft singles we used to buy.

BRG I make these all the time.

Slice a sweet potato up into fries sized bits. put them on a cookie sheet drizzle with olive oil sprinkle with black pepper salt some curry powder or red pepper powder (little bit)

Roast in the oven @ 400 for about 7 minutes (when they start to turn brown you have to keep a watch on them).

delish!

IJ:I LOVE THOSE HOT FRIES!! Whenever I see them I literally buy every packet they have. I never see them int he same store twice and it's always a small bodega. I always ask the person if they'll order them again and I get a shrug a vacant stare or a o.k. but they never come back :(

Are they juicy regardless of how much time they are left out? That is the reason I leave my pears on the counter for 4-5 days. After that, it's so juicy that I have to eat them while standing over the sink.

THL, I make sweet potato fries also, similar to the way you make them, except:

Olive oil, salt, cumin, garlic powder and red pepper.

I also make cauiflower like that. I don't fry anything.

Fried cauliflower and fried zucchini - love it! Although it does seem to defeat the purpose of eating those things once you fry them.

Snappy, try baking the cauliflower with the spices I said above and leave in the oven till they're golden brown, tossing every so often. It tastes really good (almost like fried) and it's better for you.

Love cauliflower like that. When I do fry I do it in a deep flash fryer so it doesn't take on as much oil.

its flaked smoked fish, rice, butter, chopped hard-boiled eggs and tumeric or cumin if you like. I put a bit of parlsey on top. Makes a good brunch.

ooooh ditto. lol. i made like 10 pots of rice and beans tonight but totally used the wrong kinds of beans. they are like tiny and called something funny. they arent kidney or red bean. something else. oh well. okay it's like 11 on a friday night and im here wtf? can everyone just say collectively.
