Yep, it's the Clinton Ave. "Haunted House." The 6,300-square-foot mansion initially hit the market for $3,995,000 last September. Entered into contract on 1/19/09; closed on 2/10/09; deed recorded on 3/26/09.
3. PARK SLOPE $1,725,000
423 12th Street GMAP
This 2,475-sf, 3-fam hit the market last November, listed for $1,895,000, according to StreetEasy. Its listing said it was configured as a two-family, with a garden-level rental and an owner's duplex. Entered into contract on 1/7/09; closed on 3/9/09; deed recorded on 3/24/09.
4. SUNSET PARK $1,275,000
844 54th Street GMAP
This one sold via estate auction: The opening bid for the 3,200-sf, two-family was $950,000. Entered into contract on 12/16/08; closed on 3/9/09; deed recorded on 3/27/09.
5. BOERUM HILL $1,075,000
18 St. Marks Place GMAP
This 3,600-sf, three-family was asking $1,259,000 when it was a House of the Day in October. Entered into contract on 12/22/08; closed on 3/12/09; deed recorded on 3/23/09.

"Sale included a parking spot." For $4.6 million, it had better include a weekly handjob too! But I have to say, the landscaping is glorious at One Brooklyn Bridge Park... very park like and only a mile from the Brooklyn Bridge.

And... am I missing something MAJOR about the place on 54th Street? It's sort of in the middle of nowhere... and nothing on the block seems particularly millionaire like. Are there major perks I'm missing that justify $1.3 million?!?!

If one can ever get a "steal" on a 1.75 million dollar fixer-upper, the haunted house is it. What an amazing property that will be in the right hands.

man, that Clinton Ave mansion did sell for ~1.8M. why couldn't I have hit the lotto already. that seems like a pretty good price - even accounting for purchase might be all-cash and lots of renov needed.

Clinton Avenue will be a good deal long term. You'd have to have the funds to be able to live somewhere else for a while, and be able to fork out probably well in excess of $1MM to fix the place up, but in the end it would be an amazing property.

Your use of quotations was quite appropriate. That's about fair value. And that's close to what everybody else wants to charge for a standard, 3-window wide, 4-story, fixer-upper. This sale puts things in perspective.

BHO, it's no "fixer-upper" it is a complete overhall on Clinton Avenue which will likely cost almost as much as the purchase price. Normal rowhouses in the area in need of a total renovation are not asking $1.75MM - move in condition places are sold for those prices, big difference.

sale of 405 Clinton is listed in ACRIS. sounds like it will be a big project, but it's great that someone will take care of the place.

re: Clinton Ave house. $270 a square foot still seems just right (should be less for this location and this condition of building, but provenance and rarity of supply has its price too).
It's really sweet if it's true that a young couple with kids will be rolling up their 1.5 mil dollars worth of proverbial sleeves. It's gonna take a lot of stamina. Good luck and welcome! Hope they restore, not just renovate.

Well now, it certainly makes sense that the Clinton Ave mansion would be bought by someone like Sean Wilsey. A young pup with enormously deep pockets who'll never hold a regular job in his life, he comes from one of the wealthiest families in San Francisco. That said (yes, of course I'm jealous), a trustfund baby is probably the best possible owner for a place like this. A Clinton Hill pal o' mine said the place needs a HUGE amount of work -- collapsing ceilings, rotted beams, destroyed flooring. Maybe the next cotillion ball at The Mark Hopkins will have a whip-round for Sean and Daphne?
