A 3,273-square-foot, 4-bedroom unit in the Richard Meier-designed condo. The unit hit the market in July 2007 and was asking $2,960,000, according to StreetEasy. Entered into contract on 9/30/08; closed on 2/26/09; deed recorded on 3/5/09.
2. BOERUM HILL $1,527,375
25 Bergen Street, Unit 1B GMAP (right)
This 2,412-sf condo was first listed for $1,895,000 in April 2007, then taken off the market for a spell, then re-listed for $1,650,000 last May. Entered into contract on 10/15/08; closed on 2/18/09; deed recorded on 3/3/09.
3. BOROUGH PARK $1,250,000
1723 48th Street GMAP
1,328-sf, single-family house on a 2,404-sf lot, per Property Shark. Entered into contract on 11/5/08; closed on 2/25/09; deed recorded on 3/3/09.
4. CROWN HEIGHTS $1,200,000
497 St. Johns Place GMAP
A 2,500-sf, two-family house, according to Property Shark. Entered into contract on 2/25/09; closed on 2/27/09; deed recorded on 3/6/09.
5. VICTORIAN FLATBUSH $1,100,000
2119 Albemarle Terrace GMAP
Last February, when this 2,132-sf house was an Open House Pick, it was listed for $1,250,000. According to Property Shark, it last traded hands for $650,000 in 2005. Entered into contract on 1/7/09; closed on 2/25/09; deed recorded on 3/5/09.

Crown Heights and Vicky's Flatbush sure did close quickly given when they went into contract.
I love to see the units for On Prospect Park pop up here for such high prices, especially after so many negative comments about the building on this blog. I think it's a stunning building, and I'm not a fan of newer architecture. Goes to show that these comments don't mean squat in the real world.

I read the first alone and can't help but wonder whether the new owners are dying of agonizing "what if's" inside. They entered into contract mere weeks before the economy effectively collapsed. My guess is this place would now go for half a million less than what they paid. Maybe I'm wrong, but it was my first thought.

The Victorian Flatbush deal should quiet all the market has fallen off a cliff folks. This is an area that is still transforming and the numbers don't lie.

Yes,but you must consider that Ms. Astor's estate took 1 gazillion dollars off her asking price. Why, it's only going for 9 gazillion dollars now!!!

I love *SOME* of his stories, Benson, but he's just another poster to me. It's other posters who put this dude up on Mount Kissmyass. I don't see it.
Nor do I usually agree with him.

I don't know much about the areas in question, so I will assume from the comments that they represent healthy prices for these houses. One thing did strike me though counterbalancing that a bit. I don't remember too many times that we had at least the last three spots on this list being as inexpensive as this. Despite my bearish beliefs my guess is that it is a random anamoly, but it is something interesting to watch.

Prices are tumbling in Canarsie.
I was speaking with my neighbor yesterday, Mr. Schwartz, and he told me that he is lowering his asking price for his 2-family by $50,000. It has now been on the market for 3 months,and the new price is $750,000.
I advise you to run. Sell everything. Smithtown, Long Island is looking very good to me now. Great ranch homes, nice Bennigan's, not too far from the mall.

I simply don't understand why units in the Meier building cotinue to sell at such prices! I mean, haven't many posters on brownstoner predicted it would be a failure? How could such astute minds be so wrong?
