House of the Day: 154 St. James Place

Given what a complete dump this place at 154 St. James Place in Clinton Hill was just a few years (you can see a partial view here), the 12-foot-wide woodframe house looks pretty great. The renovation resulted in a traditional look that was given a little modern zip with the use of dark wood floors. Given that the two-family house is no more than 2,000 square feet, however, the asking price of $1,325,000 seems a little aggressive to us. Might as well try though.

This makes my 17' wide house seem like a football stadium!

I really like what they did with the reno. clean, crisp, classic. Great job all around.

I just can't get past 1.3MM for a 12' wide house though.

Seems crazy.

the price is ridonculous.

First sentence in the listing:
"Own a townhouse at a condo price and collect approximately $20,000 in rental income annually!"

Assuming that is realistic ($1,600/month for 1 bed?), AND you convert every floor, AND you get the same money for each floor, AND you don't pay anything in bills, AND you don't pay taxes, you will get $80k income = 6% return.

Is this the new broker strategy? Price high so the buyer feels happy getting 50% off? because that's what it's worth...

It sold for $470K in 2003, factor in reno costs and a sizable profit...I'd say bid 875K and don't budge a penny over 1MM.

1.325MM is nutty.

THL, CWB--you guys are spot on. This house will very likely sell for between 850 and 900. I do think that there is something to what Chicken was saying above, that brokers are artificially raising prices in order to get more after the inevitable huge % cut necessary to sell.

no, no, no, no. are they high? the front door opens directly into the living room? the grey/blonde floors in the bedroom? the ceilings look really low in most of the house. this is like one of those fancy playhouses that rich people put in their yards for their kids that's like a mini replica of the actual house. 700k for this itty bitty.

If the owner is an agent, doesn't that have to be disclosed? The house is way overpriced for the neighborhood, any neighborhood now. Look at those stairs to even get upstairs. I am tired already. But it does look pretty nice if the photos are accurate.

It looks like 156 is still in pretty bad shape.

I think this house is cute. Small, skinny, but cute. I wonder if the garden level apartment is claustrophobic in terms of ceiling height? I'd be happy in it by myself with my pets and a tenant downstairs. I'm sure the price is merely a fantasy.

what is the going price per square foot for clinton hill then? if this is 2000 sq ft, then this is just about at $650 psf. since it is totally new, has a yard, and has a tenant, what should it be selling at? is the neighborhood the problem?

if these needs zero work, think that it's a decent place.

love it, except for the narrow-ness. i also am not a fan of those kind of stoops for these little houses, but it's definitely cute. i am curious, though, as to what makes this a "pretty great ... traditional look [with] a little modern zip" as opposed to "a traditional style without any of the charm that an older space would have" (see http://www.brownstoner.com/brownstoner/archives/2009/03/house_of_the_da_652.php) or "not a look we like: sorta modern but sorta traditional and, as a result, doesn't really nail either vibe." if i can dissect it, brownstoner doesn't like built-ins, doesn't like staging that is too perfect, doesn't like dark furniture and insists on some colors thrown in with his white surfaces. generally, doesn't like renovations that seem too high-end, particularly in the kitchen.

Good renovation, OK block, but skinny with a silly stoop. With a house this narrow would I be correct to assume the stairs are steep? If gravity is winning in the buttocks department this maybe the place for 900K.

PropertyShark says it sold for $1.93m on 15 December 2008. On the other hand, it also changed hands for $995k on 8 Jan 2008. Granted the first buyer spent some money on the renovation but surely nowhere near $900k.

So did buyer 1 underpay or did buyer 2 overpay? You decide...

This post is ow buried in Brownstoner, but this place got onto the Times "On the Market" this weekend (4/3/09). And what do you know, it is mentioned *multiple times* as being 16 feet wide.

At first I thought it might be a simple mistake (silly real estate reporter sees skinny house and just assumes 16 feet - that's what most skinny houses are). But the multiple mentions, and seeing here the the listing broker is the owner, makes it seem like outright fraud. (Or, well, false advertising... fraud in spirit).

It IS a nice house... I could see it being worth close to a million, minus the cost of putting a bathroom on the top floor... so call it $900k.
