If you're going to post a bunch of dark, crappy photos of an apartment, you might as well include a stuffed animal in each of them—you never know when your buyer might be a plushie. This particular place at 60 Plaza Street East in Prospect Heights is fairly large for a studio and does have an enclosed terrace, but the listing could benefit from a little staging, especially if they have any hope of achieving the asking price of $369,000.

HILARIOUS. Love that it was the SAME stuffed cat in foreground of ALL the pictures. I hardly even noticed the apartment -- was that the point?

Bedroom? Uh..I don't think so. It's a bed separated by a bookcase from the living room.

and they couldn't spring an extra couple of bucks for the corner cabinet in the kitchen?

The pictures were taken on a very overcast day it seems and do nothing for the listing. I do think its a great location though, but the kitchen is a bit too small for me! What price would you expect?

i like the prop. it gives a sense of scale that extends across all the photos. i also don't think the photos are all that bad, and i give the broker credit for including a good selection of pictures.

it's a STUDIO. studios don't have bedrooms. the listing accurately calls it a "sleeping area."

Come on... if you happened to have $75,000 to plop down. This cavernous home could be yours for the low low price of $2200+ a month. Hoping the maintenance doesn't change.

(Oh wait, i forgot. Somebody always brings up the HUGE savings related to taxes... so take a $1200 or so off you annual ownership costs. That DOES make a huge difference!)

very funny, and like others, i didnt even notice the apt., just the cat. this marketing tactic is backfiring.

is this part of the agent's humor?:

"with large closet -for dressing, sleeping, or home office."

or stating its "2.5 rooms". wtf is a half room?

Not a bad effort considerding the broker appears to be 4 years old and living in 1955. That said, she should at least have had the cat sitting on the toilet in the bathroom picture.

(oh and the apartment seems horrible, dark and very overpriced, but I don't mind the look of the building from the outside)

My building on Plaza St. West (arguably a nicer building in a better location) has had two studios on the market for months. One has lowered the asking price to $299K.

This price really astounds me - I recently bought a studio in the same neighborhood for below $200k, and that included an eat-in kitchen and common garden.

I wouldn't consider paying more than $225,000 for this one.

Well, I'm not in the same building or anything of course, but I really doubt that Underhill could be considered a different enough part of the neighborhood to warrant double the price. At any rate, I think most people would agree that even $300k for this place would be misguided, especially with a maintenance over $500.

And why would a 24 year-old homeowner be 'depressing?'

I went to her site. The kitchens in three of her apartments look almost exactly the same. But they're in totally different neighborhoods.

We have dealt with that broker. The strange use of a stuffed cat in her pictures gives you a hint as to her personality....

Pricewise - lets put it this way, my friends is selling a studio on in an elevator building on prime UWS street. He lowered asking to under $250k and is accepting an offer under that, so...
