Co-op of the Day: 220 Congress Street, #6D

We like the feel of this one-bedroom co-op at 220 Congress Street in Cobble Hill, even if the kitchen ain't much to look at and we strongly dislike the bathroom sink. The built-in shelves in the living give a cozy feel and the corner orientation provides nice light; at $677, the monthly maintenance probably comes out to about a dollar per square foot (no exact size is given). And there aren't really a ton of real apartment buildings in Cobble Hill either. The asking price is $499,000, slightly less than a 750-square-foot apartment down the hall just closed for.

This is the "blighted" building on Congress Street that some feel brings down the market value of brownstones nearby.
Hey Stoner, I have the same sink! or similar.
It is not a salvaged piece of urine-soaked marble from Grand Central Terminal, which is more to your taste, but it is perfectly fine.

There is a photo of Cobble Hill Park included in the pictures. It is a small park across the street from the building. Have you ever been to Cobble Hill?

oa: definitely check out cobble hill. it is the best neighborhood in brooklyn.
i wish apartments like this were more in the 250-300k range. i'm afraid i'll never be able to buy in this city.

Let's see...according to my calculations on the floorplan, it's barely 600 sf. So that makes the maintenance more than $1 per square foot (and the price of the apt. over $825 psf) in a declining economy in a building which resembles nice public housing?
I don't think so.
I wouldn't pay anything close to 499K for this.

It doesn't even have a doorman.
In a low service building, that maintenance is rather outrageous.

I'd rather have this 1 bedroom for 100K less, 10ft ceilings, one block from Prospect Park and a partial view of the park from your windows.
Oh, and the building is GORGEOUS!

I love Cobble Hill! Unfortunately, I'm a long-time renter, not owner. I remember when apartments here going for 350K for 2BRs. I think 425k (location, location, location) might be more realistic for this one.

The apartment building looks very nice, although it's entrance is rather too prominently and hilariously featured on the apartment's page.
Brownstoner quibbles too much. I bet that kitchen looks nicer in person and could be lightened up with a coat of less mustardy paint. And how easy is it to change a pedestal sink? Sooooo easy.

I checked this unit out at an open house a month or so ago. The building feels cold, the hallways aren't very nice, the exterior isn't very nice, there isn't much to like about it. As far as the actual unit, I was really turned off by all the built-in shelving, it forces you to have junk out. Kitchen needs work, bathroom needs work, bedroom wasn't anything special, $499K is a joke right now.
