« Price Cuts at 80 Met Co-op of the Day: 28 Old Fulton Street, #5E »

Checking In With 515 5th Avenue

When we last paid our respects to the 5 One 5 Condos in October, all but two of the 15 units had sold. What's the status five months later? All but one of the 15 units are sold. That leaves just Apartment 6D, a 1,110-square-foot three-bedroom with a price tag of $785,000 (originally listed a year ago at $924,000). Don't get your hopes up, though: We hear that there's an accepted offer on this last unit. This may have to be considered one of the last success stories of the great boom.

Sold out? Good for them. Now, about that empty retail space on the ground level...I miss the days when this was a Salvation Army location. I'm tired of trekking to Atlantic or Flatbush Avenues with my heavy donations.

My question is, what's with all the badly patched cracks running up and down the exterior of the building?
I'm referring to the top concrete-like floors, not the lower ones that look like shipping containers.

A friend of mine lives in this neighborhood and told me that this building is known for having had a lot of problems since it was built. Siding falling off, heating and cooling systems not working properly, plumbing issues, etc. Since it's supposed to be a green building I was disappointed to hear it.

Ugly sells in Park Slope!

I watched crews a several weeks ago doing repairs on upper level exterior units on the 15th street side. Wasn't sure what they were doing, but the result was the appearance of those ugly light gray "patched cracks." Is it falling into the sh*tter already?

Those tall narrow windows are not attractive. I walk by this building on my lunchtime stroll a lot; it gives me the creeps.

These guys should write a book: how to sell an unattractive building in an unattractive real-estate market. I hope that all the buyers are deliriously happy with their purchases.

I liked the green idea but it apears this building is no better than any other the other new construction going up locally in terms of quality. Good effort to get this lot sold in the current environment but agree with ISNH above, shame the retail space is empty. Seems to me that any half decent place in this area above 9th st would do well with a bar or resturant.

I think a lower priced kid friendly restaurant could do well there. There seems to be a lot of youngsters around here and parents might like a place where it's ok to take a screaming hellion.

Hmm - so much for the theory that people wont buy buildings with ugly exteriors

My earlier post failed so I will try again. I think the reason the storefront never rented is that the space is filled with huge, ugly concrete columns that make it hard to plan and adapt the space. Many businesses have opened nearby on 5th -- restaurants, bars, a jazz club, a 7-11, etc. -- so it is not for lack of interst in the area.

I'd say.

Hey don't forget that little pink brick building on the right... That's new construction as well.

InsertSnappyName -- I like this comment: "parents might like a place where it's ok to take a screaming hellion."
Unfortunately, the owners of aforementioned hellions tend to not give a crap and bring them to the various pubs and bars around the Slope, both inappropriate and the cause of discomfort for the non-hellion owners.

The retail space has been sold. Just not rented.

Sold to who?
Posted by: InsertSnappyNameHere at March 23, 2009 5:19 PM
not a great building by any stretch, but it could be much much much much worse. tall narrow windows? I'd bet they're of a similar proportion as most brownstones. the massing is broken up and respectful of the scale of the street, they spent a little extra on the zinc siding, etc. If you complain about everything that isn't an historic brownstone with such BILE, what do you have to say about all those knucklehead FEDDERS buildings? Disappointing retail space, cracking stucco, true. But I've seen a lot of recently built horrors in brooklyn, and this isn't one of them.
