The address is incorrect on your first listing--it should read 14 7th Avenue.
I absolutely LOVE the interiors in this house. Too bad it's on that really dirty and busy stretch of 7th Avenue.

I LOVE that Reeve house - I live nearby and I've always coveted it. I think it is almost the right price, probably a bit closer to 1.0 will work for that house - it is a few houses in from the park and near a subway too. We have an attached house nearby, similar vibe but not as nice nor as wide that was very recently (a week ago) appraised for just under a million for a refinance. I think the nicely updated houses over here can command that - you are talking about a detached house, fully updated, right off the park in a good school zone. Definitely has value. Plus that house is cuter in person than that weird photo.

The price for the house in Windsor Terrace seems high, no?
One bath room and north of $1mm, or is this "market"?
Which brings me to the key question: Have prices really gone down at all in Brooklyn?
It would appear based on anectodal evidence that prices down but only about 10% - 15%, and that discount is off of the 2008 all time highs.

Okay, I didn't realize the Reeve house has only 1 bath and no finished basement. Ours has 2.5 baths, maybe that is a real issue

Okay, again, nevermind. Reeve house is only 1600 sq. feet. Well, it IS a cute house, but seems like price might be high once one actually looks at the floorplan - I was too quick to type after walking by it all the time and saying how much I like it from the outside

The Windsor terrace place is cute but this seems a lot at the price per square foot. Yeah, it's cute but I'd take this one over here if I had to choose.

hmm - well I suppose we can all assume that 10th street house is a mess inside without the interior pics - however much worse, it sits across the street from that huge train tressel overpass down on 10th street
the reeve house is verrrry cute - i could see it going for that price, maybe lower b/c of the 1 bathroom situation
7th avenue is realllllly grand - not really my style - but i can see why someone would love this - I think it will go for asking

We should have a rally by tuesday next week. If not all hell will break loose. It all depends on that dumbass geithner. The banks Credit Default swaps are still trading higher so even with the rally I would still not be buying. I like that reeves house it reminds me of my moms house in Jersey City but her house would only sell for 350k in a good area near the path. My goodness prices are still kind of crazy but they will come down. If I owned I would be selling for in my opinion brooklyn and manhattan will be hit last but still hard... You can see prices coming down already..

Wow, the 7th Avenue house is really beautiful. I love how bright and airy the rooms feel. I really like the bathroom. It is stunning. My only complaint is that it seems to be missing its parlor doors. I also agree that the main problem is the location. 7th Ave right off Flatbush is very loud and busy-constant foot and car traffic. And there seems to be some sort of bizarre wind tunnel that forms on that block because there is always litter and paper strewn all over the sidewalk and the stoops. It's also right across the street from a billiards room/bar which adds to the noise, especially in the summer.

Since I'm into research today.
Reeve place last sold in 2004 to the current owner for $755,000.00.
Does anyone have advice on how the price on this settles considering comps plus his asking price?

Went to Reeve Place today. Lovely, but small, especially 2nd floor. Considering extensive renovation, though, it'd seem that if they don't get close to asking price, that they'd make little or no profit.
Oh, backyard a little scruffy and unfortunately backs right up on an apt. building, but still nice. Not sure why a photo of it wasn't included.

I am the owner of the Reeve Place house. I would like to thank everyone for the kind words. I just wanted clarify a few things.
The home has a half bath on the first floor and a full bath on the second floor. When we purchased the home it had two full baths and we struggled with the decision of whether or not to keep the full bath downstairs or build a much needed closet on this floor (many of these old homes have very few closets until they are renovated). After much consideration we decided to go with the closet with the idea that we would almost never use a shower on the first floor. After living in the home for more than three years now we know we made the right decision.
Yes, we purchased the house for $755,000 in 2004. For those of you who have done a gut renovation you know how much they cost.
If you have not seen our house yet, we look forward to seeing you at a future open house.

Oh, that's interesting about the bathroom. I grew up in a similar era house with only the original one bathroom (three kids). So, to me, the extra half bath seems like a lot. I think you made the right choice too.
