House of the Day: 78 Adelphi Street

78-Adelphi-Street-0209.jpgWhat to do if your new townhouse listing is inconveniently located next door to one of the more garrishly ugly new developments in the neighborhood? Use an old photo, of course! Such is the sales tactic with 78 Adelphi Street, a new Corcoran listing adjacent to long-time whipping boy The Verdi. To be fair, the listing just hit the market and it's possible the broker hasn't had time to make it over there yet, though since the three-family house is gutted, there aren't a whole lot of photo opps. With an asking price of $775,000, this is an interesting comp for the Tuesday's House of the Day, 51 Cambridge Place. The Adelphi house is a lot cheaper but this particular block isn't exactly prime Fort Greene. Then again, there's no LPC to contend with either. Deal or no deal?

"Opportunity knocks."
Tell opportunity I'm not here!!

As close as this house is to the BQE, I think opportunity is honking, not knocking.

Is every HOTD from now on going to be a gutted shell?

It's begining to feel like it's 1986 around here and on the Lower East Side.

BRG,

I'm with you. I think we need some nice house porn again.

Perhaps Mr. B is responding to those who had been complaining about the lack of affordable houses being offered up in this section.

Posted by: Nokilissa at February 4, 2009 1:56 PM

Well BRG, readers were indignantly clamoring for Brownstoner to feature "more affordable" houses, so yes, most likely they will be gutted shells. You can't have it all.

Posted by: bk14 at February 4, 2009 1:56 PM

Are there no affordable houses in Brooklyn that aren't gut jobs?

SOTD!

are there any brownstoners who aren't nut jobs?

Posted by: dittoburg at February 4, 2009 2:02 PM

Come on over to Bed Stuy, Asshats.

Posted by: daveinbedstuy at February 4, 2009 2:05 PM

A gutted shell is not an affordable housing option!
(well not the ones featured here, $2M!!)

HELLO... unless you're planning on living in it without elec. and plumbing, you do have to sink MORE money into it to make it habitable.

Posted by: bayridgegirl at February 4, 2009 2:09 PM

bk14 -

There are a ton of brownstones in bed stuy, crown heights, and flatbush in this pricerange which aren't gutted.

Affordability is a relative thing, Biff.
Dittoburg, unlikely.

Posted by: Nokilissa at February 4, 2009 2:27 PM

and HELLO...why are my posts appearing 3x!

Posted by: bayridgegirl at February 4, 2009 2:30 PM

yikes, sorry about the double-post ... brownstoner was having some issues.

Posted by: cwbuecheler at February 4, 2009 2:32 PM

Nokilissa, of course it is, but my point to bk14 is that there ARE livable homes in Brooklyn that one can get for the price of this gut job, so why not feature those versus the shell above?

Posted by: Biff Champion at February 4, 2009 3:51 PM

Are we back to normal here now??? Test. test.

There are lots of homes in Bed Stuy for well under $1 MM. You can take the A train into Manhattan and get there quicker than the Park Slope losers on the F. :)

Posted by: daveinbedstuy at February 4, 2009 3:54 PM

Hey, this Park Slope loser takes the R to Atlantic and catches an express train. Plus, did you know that they serve espresso (fair trade, of course) and croissants while you wait on the Park Slope subway platforms?

Posted by: SnarkSlope at February 4, 2009 3:59 PM

Yep, DIBS is being obnoxious and insulting. Everything is back to normal. :-)

what stops do they do they on!?! i get on the R at union street but never bother getting on the express train. (express trains are too crowded) i'd rather just wake up earlier.

SOTD = Shell of the Day
Everybody is clamoring for it.

Posted by: bayridgegirl at February 4, 2009 6:35 PM

I'm sorry, there are quite a number of houses even in South Slope under a mil even now. Next time I walk that way I'll find some links. Maybe because they are frame houses brownstoner turns up his nose at them; I for one love frame houses from having lived in CA too long.

Posted by: cmu at February 4, 2009 10:18 PM

Hi, y'all. I lived on this block for a few years, and it sucked. 20 minutes walk from the subway... The apartment was always covered with a layer of filth because of the BQE. I used to actually mop the walls in the bathroom, it was so dirty. I wouldn't buy on this block, but more power to whoever does. I agree with Dave re: better deals in Bed Stuy (where I moved after here), and you can be in town faster on the A than from Adelphi and Myrtle.
