Co-op of the Day: 22 8th Avenue Duplex

G-O-R-G-E-O-U-S. This duplex at 22 8th Avenue in Park Slope, which combines the parlor and garden floors of the massive brownstone, just hit the market with an asking price of $2,200,000. The price tag seems lofty for just part of a house, but this unit is 3,000-square-feet large (plus it has another 1,500 square feet of basement space and a small deck and full garden rights). And, obviously, the scale of historic quality of the architecture are stunning. So, do they have a shot?

Beautiful apartment. I like the kitchen, too. It complements the rest of the apartment, which doesn't happen much on these pages. Of course it could be tweaked, but it is certainly not a priority.
This looks like an ideal apt for someone with deep pockets who wants the brownstone lifestyle without being responsible for the rest of the house, outside of membership in the co-op. I hazard no guesses on pricing. Park Slope's prices are a mystery to me.

I don't think it is 3000 square feet unless you count the
front areaway and part of the rear yard, but it is spacious nevertheless, and more importantly, gorgeous.
My only teeny problem is that the master bedroom of one's 2 million dollar abode is in the basement, at the front of the house. I don't like looking out at footware, but that's just me. I like my bedroom to be above eye-level. However for people who like to live on the ground level, this is a lovely option. The price is pretty challenging though. I think the real estate market is in free fall at the moment. It has yet to hit the pavement. So I would have to say no, no way this will sell near ask or any time soon.

Regarding the painting: Pretty sure it's a Kehinde Wiley. I'd tell you that he is a hot young thing and you sure know who he is, etc. etc., but you're the guy who had never been to Prospect Park, right? I can't figure you out.

This is one of the best looking apartments I have ever seen in New York. I wonder how long this one will stay on the market. Two years ago I would have given it 2 weeks. Really nice...

It's got to be including the cellar:
25 x 50 building x 3 (including cellar) = 3,000 sf
This place looks very nice and calming. The price and the maintenance are completely out of my range, though.

The Master Bedroom is not in the basement...it is on the Garden Level. The basement is below the Garden level in a brownstone.
I personally love living on the Garden level.

It's 25 X 60 people. That said, I wouldn't pay this money if one floor was the basement (garden level). If it was reversed and was parlour floor and up that might be different.

Yes, you're right, the house is approximately 60 feet long including the bay windows. And the 25 foot width is great.
I completely agree with you that if the bedrooms were upstairs it would be more desirable. Whether you call it the "Garden Level" or the "Royal Versailles Story", it is still the basement, which means you are below sidewalk level and the windows need bars.
That's the minus, the plus is that it would be a super place for entertaining.
But I don't think anything is selling now. Do you?

no worries rob, kihinde wiley (the painting's artist) is overrated, and makes a nice room look like crap in my opinion.
great space, and a good price if you consider the total sq footage and variety you're getting in terms of having basement and garden.

I've given up on the whole condo thing. The economics of owning a brownstone all in are so much better. The common charges and the taxes on this thing seem high...$27,000 a year. If this thing sells for 15% below ask though it'd be $623 psf which ain't bad. That said, it takes a particular person who will pay the CCs forever and not opt for full ownership of a brownstone.
This is a beautiful parlour floor though and I think anyone would be proud to own it.

goldie, i guess if the painting were by john curran you would think it nice. the painting is fab and adds to the character of the place, not just a "whitebread" apartment. obviously, the people have more than money, they have a sense of what is new and different. people said the same thing about basquiat. why have the same old thing as everyone else? too common.

2.2 million can buy a super-swanky co-op with views and services. No little crooked steps to get you under the stoop. I like the romance of this, but I like even better the idea of knock-your-socks off views (rather than views of socks).

Parlors are 16 feet wide, that's gotta be nice. Agree kitchen is very nicely done to complement the rest of the apt. Maybe this will be a nice apt for a couple with grown kids who have a lot of parties with more than 1,000 guests.

If you look at the exterior photo, the garden level is at grade or maybe slightly below, which makes for decent living space. Plus that bay window is going to give some nice light.

I think the garden level is very nice for sleeping, especially. It's cozy.
Obviously not everyone agrees, but I like my sleeping space to feel like a nest. I think the set up with the living space on top and sleeping on bottom is quite nice. My great aunt has a multi-million dollar home on a hill overlooking the Pacific in Laguna Beach, California which is set up just like this (bedrooms below the living spaces) and I've always loved it.

I think by "whitebread" he means upper east side park avenue WASPy. Ignore. In any event, for that much I would want three real bedrooms and not on a garden level. (The 3rd bedroom is too narrow). Clearly, this is for someone older, with no young kids, who entertains alot. And does so in Brooklyn. But even for that, i would rather want views and more outdoor space.

The floorplan shows five steps down to basement level. That means that the bedroom floor is about two and a half feet to three feet below sidewalk level. But regardless of whether one is three feet or one foot below grade, security bars on the windows are a must. I would not sleep in a front basement bedroom without bars in the window, no way. So no matter how you cut it, it's three bedrooms in the basement. And if the master is in the front, that means you have to access the yard through the kid's bedroom.
This layout works better with the master suite facing the garden, the layout can be altered, but that bears on the 2.2 million price tag.

To me, the problem with the painting is not the painting; it's the painting in that room, or probably any room in this apt. People joke about art needing to "match the couch." Well, it does have to work with the architecture and the decor, otherwise both suffer as they do in this case.
