Co-op of the Day: 125 Prospect Park West, #3B

125-Prospect-Park-West-0209.jpg
We have no idea if this new listing at 125 Prospect Park West is priced right at $889,000, but it should attract a lot of attention for its prewar charm and views of the park alone. It's listed as a two-bedroom but the fact that it has a formal dining makes it worth a lot more. One red flag is the mention of renovated kitchen and bath but no photos. Very nice, but is the price right?

Not to nitpick, and maybe there's something wrong with my screen, but it seems they can't "stay within the lines" when they painted those wall moldings.

I like it.

The building looks very "Miami" in a good way.

The wall moldings have to go.
The price is too high for a unit with only one toilet.
Everyone wants to say "I haz two toilets" especially when spending big bucks in Brooklyn.
This is probably an estate sale, the parlor seems to be set up for viewing the coffin.

This building looks more Washington DC than Miami.
Dibs, Miami?

I, for one, love the idea of a separate dining room, though I imagine some might want to close it up and create a 3rd bedroom - as the great room appears to have living and dining space. I, too, question the lack of kitchen pictures - ad claims it is open (but not renovated), the size may be problematic at that price range. Hard to tell what is up w/o a floorplan, so I am wary. It has only one bath which is also a drawback for some at that price range. Reliance on F train also bites, but many here dont seem to mind that as much. Finally, no mention of elevator, leads me to wonder if this is a walkup on high floor. Because its Corcoran and they purposefully omit kitchen and bathroom pix, floorplan, and elevator information, I would say this is waaay overpriced.

"This is probably an estate sale, the parlor seems to be set up for viewing the coffin."

Wow, now that you mention it, it does have a rather funereal feel to it.

These old layouts are irrational.
With a formal dining room like this, one would imagine that in the old days, the family would have a servant to bring out the food, and yet with only one bathroom, everyone would have to share. Unless the poor maid had to hold it in during work hours.

The interior looks more Bennigan's than TGIFuddrucker's.

Corcoran is selling a 1-BR with seperate DR in that building for $750K at http://www.corcoran.com/property/listing.aspx?ListingID=1488761&Region=NYC.

I guess they are both overpriced......

The funeral home reference is ironic, considering how the phrase, "I'm so sorry to hear about your loss" can now be applied to real estate these days. . .

In short, a beautiful place to "chill" (any way you choose to define it!)

I can hear the groans already. . .

Streeteasy has the floorplan -- decent space, layout.

As lomng as the door is wide enough to get the casket through!!!

Given the vile decor pictured in the photos, the kitchen and the bathroom must be PRETty bad not to have made the cut. But I think the place has "potential" based on the photos that are there. One bath is inconvenient but does not seem unusual in prewar two-bedrooms of this size. It would be pushing it to convert to 3 bedrooms with only one bath. Also, the dining room as bedroom thing never seems to work. A bedroom with french doors is just weird.

In most other places, except maybe Moscow in the old days, a family spending a huge amount of money on an apartment would naturally expect a certain amount of elegance and charm. In Brooklyn, it's all about "turn the dining room into another bedroom so you can cram more kids in there and everybody can share one toilet".

Posted by: sam at February 18, 2009 3:47 PM

we need to start pulling a china and put 2 kid limits on families.

If you have more than 2 kids, and you're middle class but not wealthy enough to afford a house or a three-bedroom apartment in the city (with TWO toilets) MOVE TO THE BURBS! Four-bedroom houses are plentiful there and they are affordable in most towns.

Don't stuff your kids in the hallway or double them up in the dining room. That is just pathetic.

Posted by: sam at February 18, 2009 4:14 PM

also please stop having babies when you're 15.

Posted by: Santa at February 18, 2009 4:27 PM

there is a smaller 2 Bed in the same bldg priced at 749k and a 2bed in 135 next door for $849k...

Posted by: bulla at February 18, 2009 5:05 PM

I suspect I would have happily doubled up in the dining room rather than growing up in the burbs.

Posted by: SnarkSlope at February 18, 2009 6:06 PM

snark, I was talking about normal children.

This is an unusually weak listing for Corcoran. that's gotta be one of the ugliest DIY paint jobs I've seen in a while. Usually I just say, well, the new owners are gonna repaint. But here I think i might have spent a few grand on some linen white for the walls. The white frame moldings make my eyes hurt.

Dearest Sam,

Didn't you vote yourself off the island? Why are you still here bloviating about how other people should live their lives?
