A pied-a-terre for the Versailles set? Maybe so. This 400-square-foot studio at 70 Remsen Street between Henry and Hicks in Brooklyn Heights has some nice old-world charm in the main room, though the kitchen isn't exactly fit for a king. And at $759, the monthly maintenance is a touch on the high side given the size of the apartment. But for someone who doesn't need a lot of space and likes the idea of being in a high-quality prewar building in a great location, the $259,000 price tag might go over well.

I've always admired this building. Molto Venice. Cute studio. It would make a great pied-a-terre, or student apartment. The present decor, wonderfully over the top as it is, does show that you have more space than you think to work with.

I lived in the building a few years ago. It is a very nice building, the concierge are GREAT!!! The $759 includes all utilities (water, gas, electric).

Even if the kitchen and bath are ok but can use an overhaul. This will sell quickly.
For under $2000/month, you can own / live in a nice sized studio in the 'choicest' nabe.

street easy has another studio in this building thats pretty ugly looking thats in contract at 250k. Its main room is 16x13. 700 maint

I concur. Paying more than $2000/month for a studio doesn't feel like a deal, regardless of neighborhood.

That said, I agree that it'll sell fast.

Hm, interesting, when I saw the comments here to an Oceana (Brighton Beach) apartment with an IDENTICAL interior design a while back, EVERY comment said how distasteful it is ("Russians don't have taste", "How good we, American hipsters, are", etc).
BTW, I'm neutral to Russians, this interior style, hipsters, or anything about the two listings. At the same time I knew back then that if I saw that kind of apartment in a fancy area, all of a sudden the design would rule! After that when someone tries to rationally approve or disprove a design, all I here is "Blah, Blah, Blah.." It's all relative anyway.

I like the building though.

I have always loved the building but if I remember correctly, one could not have a dishwaher in the buidling (plumbing issues) and the apartments seemed dark... There are some combined studios -- even duplexes -- I think.

Make no bones about it, this is NOT my cup of tea design wise. The yippee is regarding the building it's in the location, the square footage, the fact that there are 2 closets combined with the price.

Yeah, the listing says 400 sq ft, but if you do your math based on the floor plan, it's 280-290 sq ft.
Reminds me of an apartment I saw yesterday. Listing broker says 1300 sq ft, while I measure it at (including everything + wall space) 870 sq ft.

I dont get buying studio apartments. Chances are, you will want to live there for a realtively short amount of time. If you get married/co-habitat, you're going to want a 1 bedroom. If you start a family, you're going to want 2 bedrooms or more. Unlike houses where there is little rental invenotry, there are a ton of studios available for rent, so you have a wide choice.

I bought my co-op studio 4 years ago when I was in early twenties and single. When I needed something bigger, I rented mine pretty well. The good thing about studio is that in my neighborhood, the $return on a studio is the same as the return on a 1-bedroom, because the X dollar difference in rent is eaten away by the same X dollar difference in co-op maintenance.
