Co-op of the Day: 719 Carroll Street, #1L

This first-floor co-op at 719 Carroll Street in Park Slope was on the market for a while in early 2006 for $683,000 before it was yanked in July of that year. Now, as of last week, the two-bedroom apartment is back on the market for $699,000. There's some nice detail and the location's great but, man, that's a long, skinny layout!

I think I can I think I can live in this railroad apartment.

Actually, it's a good amount of space for the price and all within the highly coveted PS321 school district. So for someone with one kid it's a good deal. Someone will scoop this up.

Too skinny. You can't even fit a coffee table in that living room. Severe lack of closets. Nice location though.

And for once the brokers seem to have underestimated it in the wording. It's actually a 2 bedroom plus office....no?

I know this location & layout well: both are outstanding for singles, couples & families with one [maybe two] small kids.
The fretwork room divider & backyard are killer too.

I saw an identical apartment on the block. The space is nice, but it is very narrow. Because the entry opens into the LR, it creates a very claustrophobic space if you put in a full sofa (coffee table is all but impossible obviously). Unfortunately the beautiful original wood divider tightens the space further - without it, it is a bit better. The second bedroom has no closet, and works really only as a small office or a baby room - a little too small for a child. And the extra room off the main bedroom should be utilized as a walk in closet, as none exists in that room. The understair storage is narrow, but good if you have junk for long term storage. I cannot comment on the extra storage room in the basement, but it looks like it would be great storage room, or a decent office/rec/guest room.

Im guessing that the narrowness will turn off most, but I guess they may get not too far off of ask because of location - there are people looking to buy, but who knows.

I think it is lovely. Even sent it to my friend who is looking for a two bedroom in the Slope for under 700k. There is a pretty nice sized closet off of the kitchen, and a huge storage space which comes with the apt. One could conceivably turn the office off of the bigger bedroom into a killer walk-in closet/office and still have two bedrooms - albeit one being teeny.

Carroll is a nice street here too, no?

My only question is, why is it back on the market for 15k higher than its listing during the peak of the market?

Seems strange.

well if it was at 683k in early 2006 it would have been listed for waaaaay more if listed in late 2007.

so chances are this will be dropped alittle. The deck is great looking.

This is a comparable apartment at same ask - a few feet wider, so the space seems a bit less claustrophobic. The second bedroom is a nice size and both have closets. It has an extra half bath and laundry. The storage in basement is not as nice though, but the back deck/garden is sweet. Its been on the market for quite a while, with at least one price reduction (another coming..?). Locationin central slope is not as good, which is possibly why its still sitting?

Frankly, I think they are both overpriced. Who seriously wants to spend $700,000 to have a cramped living space!!??

townhouselady - see it in person first. i have looked at several like this over the years. the bedrooms are usually terribly small. all the apts felt really claustrophobic. not really child friendly. it's deceiving. ok for a couple of course.

you can get a new condo with a/c, washer/dryer, 2nd bath and high ceilings where the second bedroom is a decent size at this price point.

Love that coat closet at the entrance. Oops, sorry that was another listing. But you gotta luv the storage in the front office and primary bedroom. What! I screwed up on that as well... I meant to say that those were great furnishing options that provided all that clothes storage. Luv the armoire.

That long narrow spot under the stairs... Well you can have those specialty mechanical doo dads put in that will swap out stuff in the back with stuff in the front. I know someones gotta have a fancy lazy susan for that space. And the closet in the spacious rear closet... I mean bedroom... well it's to die for. Plenty of space there for a couple and a small child.

No, I've got the ticket... We'll use the lower level storage room as one hell of a walk in closet. I'll walk down there every morning in my underwear to pick out the day's clothing. Hell it might even make for a good porn movie if I can get someone to stand in for me...

Sorry for the rant but it's been a bad morning and this place stinks. What the hell! It's NYC, so we should all be happy with substandard living conditions for the rest of the world. Please beat me again cause it feels so good when u stop!!!!

I think it's very pretty but, yes, obviously very skinny. Very curious about whether the big storage area could be turned into an actual room.

wine_lover - Yes, you could buy more space in a new condo for this price. Of course, you'll be in a new condo, not a nice brownstone co-op, and you'll probably be on 4th ave or something, and not on a gorgeous block in prime north slope. It's a trade-off.

sam - I don't want to spend $700k to live in this cramped living space, but it's one of the better apartments I've seen in North Slope, so we're going to go take a look at it in person probably.

we saw something just like this place, and maybe even this place, back in 2006. those extra rooms are really small, and it just felt so cramped back there. however, it looks like the kitchen is pretty new so perhaps that explains why list price is higher. also, i can see an argument that ps 321 is even more valuable in a down economy than in boom times, so perhaps that accounts for it as well.

CWB - there have been a few apartments at this price in the N Slope that were much nicer, albeit in big multi-unit buildings with higher maintenance (and no outdoor space). At that price point, at this time, thats the tradeoff. Weird funky spaces in brownstones or better laid-out spaces in bigger buildings (with higher mainenance).

BTW, that "kitchen" closet is not usable for anything other than storage - i believe it is under the stairs and is deep and narrow.

we live in a similar place, but it's 6' wider all around, and i STILL think it's kinda skinny. Can't imagine that 9' wide lr...and yet, it looks nice, it's in a killer location, and maint. is low. Plus yard and storage space, in basement i assume. But I'd probably rather buy a real home in North Montclair at that price if I wanted good schools for my kids...

Long and skinny is right. But this kind of space has its advantages: I know because my family of four lives in a very similar apartment. The only difference is layout. Our kitchen is at the back (where that last bedroom is), and we use the area that serves as the "big" bedroom here as our living room. Then our older child sleeps in the little bedroom/office, our younger child sleeps in the area that serves as the kitchen here, and we have the rest of the space for our bedroom/kids' play area. It's cramped but we love it (and it allows us to own in PS on a modest income). The advantage compared to smiliar apartments in our price range is that we can get some separation from one another--you can't hear anything in the back if you're in the front and vice versa. We will likely outgrow the space as the kids age but it works well for a family with 2 little ones.
