Co-op of the Day: 75 Livingston Street Penthouse

We got to visit an apartment near the top of 75 Livingston Street in Brooklyn Heights last year and, man, the views are killer. So this new listing in the 32-story building naturally grabbed our attention. It's a 2,700-square-foot penthouse apartment. The asking price of $1,995,000 isn't so bad on a per-square-foot basis but the monthly maintenance of $3,532 is pretty painful. And maybe it's just the photos, but the ceilings feel low as well. We shall see. There's currently another apartment in the building for rent right nowa $3,300-a-month one-bedroom.

At the risk of sounding like a broken record, if I had well over two million (once you factor in maint) to spend on a home, there is no way I would be spending it on a condo, even if the views were so good you could see God.

A floor plan is really necessary here. I can't imagine the great layout they claim to have when the apt. is 2700 sq. ft. and only one bedroom. WTF is the rest of the space being used for?

but i will say this: would it kill the broker to post a floorplan, and if that is a one bedroom the price is rather ridiculous.

I agree CWB, but I can see someone with $2 mil looking at it like "$3k a month for 2,700 sq and views? Hell yeah!"
Someone with that kind of cash is probably renting half the sq for $10k a month so they see this as an improvement.
But no, I would never drop that kind of cash or monthly nut on a condo.

The bedroom and bathroom are truly amazing. But the other rooms, not so much. What is the point of having that view if you can only see it by standing right of front of the wee little windows?

Why would one be "bitter" when rents are plunging, and owning is a millstone? Good luck moving this one, though.

I'm a renter but I'm not particularly bitter. Still saving up a down payment, at which time I'll buy a home. Certainly it won't be this one, as I can't afford it, but fortunately I don't want this one anyway.
Also, I understand it's a co-op. I was using "condo" as a generic term for "gigantic building with lots of units in it" -- something that does not particularly appeal to me at any price point, let alone 2+ million. The fact that it's a co-op doesn't change that opinion.

I apologize if I offended any renters, what I was most amused about was the tone of the posts - such "meanness", instead of just stating the facts as you just did. I have noticed this on many blogs lately - it is kind-of sad, but I guess in these times we are all not so happy all the time. I do not personally care for this apt either - but I assume someone does and someone will. As you said it is not what you want - but it certainly may be someone's taste. Good luck to you!

Isn't that the building where the board basically dug that apartment out of some weird storage spaces some years ago, sold it and added the money to the reserve fund? That would explain the low ceilings and general strangeness...

That was a cunning plan to increase the reserves. I wonder how much the owner paid for this?

Corcoran had it listed last year for 6 months at 2.25M, so that's a nice 11.33% chop. Buy now or be priced out forever you bitter renters!
FYI - maintenance quoted in the OP ($3,532) was last years listing; now $3,673. So is the good news it's nearly 50% deductible?

Saw it today. It's quite a bit nicer in person. The upstairs (bedroom, bathroom, den, office) is quite lovely. The downstairs has issues with the high windows, but the kitchen is quite nice. The views are amazing. But given the very high maintenance, I can't see it going for anywhere near the asking price.
