Conversion of 185 Huntington Nearing Completion

Here's a small ray of light. The conversion of 185 Huntington Street in Carroll Gardens won't be completed for another several weeks and already two out of the five floor-through units are in contract. Why? We've heard the finishes are very nice and, because of the rear addition, the layouts are much more generous than your typical townhouse condos. The remaining units are $795,000, $695,000 and $675,000. Anyone checked these places out?

A lot to pay for a 1 bedroom despite the brokers claim that they are 2 bedrooms.

Is it the presence of a lot line window that stops it from being a 2nd bedroom?

in brokers defense, the floorplans say 1 bedroom plus den. Any buyer will use it as a second bedroom so it makes sense to list it as such on the corcoran site for search purposes.
I think those floorplans are nice for the money. not so sure how nice the finishes are -- but look good enough

I live around the block and these are attractive. The psf seems high considering the current conditions. Maintenance and tax costs seems reasonable and this part of South CG doesn't have many places like this. This place is right across from the monolith that is 505 Court, but is like the 2nd building in from Court, right next to the expansion to Frankie's 457. 10-15% below these prices and I would start to be interested. Way better priced than the seemingly comparable conversions at 150nelsonstreet.com.

Seems pricey... but that's just what you retards are willing to pay I guess. :-)
Not to rehash yesterday's discussion.... but... $220 in annual taxes?! Are you kidding me?! No wonder why the city coffers are empty. $700k + $400/mo maint... and the taxes are $19?! Huh?
Maybe I'm missing something, but that just seems ridiculous.

This conversion probably qualifies for a 15-year real estate tax abatement, so the reduced tax is only for land use if I'm not mistaken...

By the way, shouldn't things like 15-year tax abatement come with things like "affordable housing" and so on?
Last time I checked, I can't afford a $4000 mortgage payment... nor can I afford to pay higher sales tax and income tax to subsidize folks with million dollar homes paying $20/mo for taxes!!!!

this is actually a stones throw from buttermilk channel restaurant...2 blocks away from frankies. from the outside they look like they're doing a nice job. they kept the look with those windows with the curved top (must've cost a fortune) instead of sqaring them off. They kept the original cornice but moved it up a floor. This house was a carbon copy to the one on the right.

That top floor addition is beyond fugly. What is that? Some modern warehouse surplus panels? Easy to see why LPC is so vital. With all the work and effort placed into doing those windows and the nice finishes this is all the Architect can muster for a top floor addition? Is it that difficult to do a mansard roof type addition or some closeness of it? We realize taste can be personal but that addition just makes the whole of homes an eyesore....

I think the building is very nice, and good layouts and quality construction. My only concern would be the environmental safety of the location. The building is down the block from a brownfield, and the City currently has plans underway to clean up the contaminated site. Has anyone heard anything about the environmental condition of this part of Carroll Gardens? Any increased rates of cancer in that area that anyone knows of?
