Condo of the Day: Montauk Club Mega-Spread

Wow. Could this 4,000-square-foot spread at The Montauk Club be the coolest apartment in all of Brooklyn? If it had outdoor space it would be a lay-up. As is, though, the entire floor of the historic club is pretty darn impressive, with its 45-foot-long ballroom and original leaded glass windows, mahogany wainscotting and inlaid mosaic tiles. Crazy. This time, the listing's claim that this is a "once in a lifetime offering" isn't B.S.

Very cool, but not sure about that once in a lifetime thing since I saw this place when it was last for sale. Maybe 8-10 years ago. I could be wrong, but think it was this unit.

I live within spitting distance of this building and NEVER tire of walking by and staring at it. I think it's one of the most spectacular buildings in Brooklyn. The apartment itself looks stunning.

DIBS, maybe 500K? I hate to think of all the things I saw back then. Then again I bought my first place in London Terrace in 1992 for 50k.

incredible piece of real estate. super sexy and very impressive...but seems way overpriced for what it is, especially with annual taxes of $14,000+

Ringo, I was going to say less than $700k for sure. I wouldn't doubt it.
I bought my first house in Chicago....a beautiful 2 family graystone (they are granite there, not limestone) with a 2 car garage for $75k in 1995.

I believe I saw this place as well, although it could have been another apartment in the building. Well I guess it's not really ONCE in a lifetime.

The price is interesting. The space is huge and the building's aesthetics are impressive. One could imagine this being bought by a celebrity in Manhattan for $15 million. On the other hand, the layout isn't optimal because it wasn't designed as an apartment. And the building's mix is odd - you have to make your way through the lobby past the AA meetings and kids birthday parties.

I know (and covet) this PHENOMENAL apartment. I agree w/NorthHeights about what something like this could fetch in Manhattan. But, the building has a separate entrance/elevator for the residents. Club is on the 1st/2nd floors, this pad IS THE ENTIRE 3RD FLOOR and the 4th floor is divided into 4 residential duplexes...

The current owners and their decorating tastes are doing a huge disservice to this place. Along the idea of an owner just being a "caretaker in the life" of an historic property, these people clearly do not understand that. It's show better empty!!!!

the club got a complete management overhaul last year or so.
now it's being run by a bunch of 30-something prepsters and they gear it towards an increasing membership base of ......30-something prepsters. (explains why the dues are reasonable). i hear there is a deec single scene in there. maybe i will go check it out.

In the inside this apt seems to be really special, and the building is simply gorgeous - I love to show it to all my out-of-town friends.
However, the inside of the common areas were relatively recently "updated" without any concern for aesthetics. I've gone into the building via both the 'private' apartment entrance (to look at another unit that was for sale) and through the club entrance (main door) and in both cases I got the same feeling: the space was redesigned to fit new items (eg. elevators) without much concern for aesthetics.
Also at some point the club, which I think owned the building, was in such terrible financial stress that had to sell some of the space above (hence the apartments) and I wonder if they are financially in better shape now. Otherwise the upkeep of this wonderful building may fall into the laps of the apartment owners, not an appealing prospect.
Not for me then.. but I am still happy to see it everyday on my way to and back from work.

On a side note, while the taxes are incredibly high, the maintenance is LESS than for the co-op of the day yesterday.

From what I understand, $14k a year is only "incredibly high" on a 3.8mm property in Brooklyn. If you spent that much on a mansion outside of the city, your taxes would be way, way higher. Correct?

I think it went for about a million 8 or so years ago. I could be wrong, but I was working for this venture capitalist at the time who was looking at lofts in Chelsea in that price range and I got bored and started looking myself. I showed this to him (well I showed him a HUGE apt in the Montauk Club, am assuming this one), but he didn't want to move to Brooklyn.
It could have been less money though, unsure.

Great apartment. Great location. Great building.
But the carrying costs are a joke.
That building needs sooooo much work on the exterior.
Your assessments for capital improvements could be
hundreds of thousands a year for several years. Can you even imagine how much it will cost to repair the terra-cotta and the windows and even the cast iron fence that is falling apart? Millions. And I don't think there are that many owners to share the cost.

Almost positive it was on the market for $999,000 in 1998/9, since my boyfriend used to joke about buying it. Wish I knew (and had) then what I know (and still don't quite have) now!
I also looked at the smaller apartments upstairs when they were first for sale. (Couldn't afford those either.) I remember them being cleverly tucked into eaves, but that was a long time ago. Does anyone know if any have been sold in recent years?

This is a handsome place -- as a club.
The scale, proportions, and finishes of the rooms are hardly domestic. Compare this "apartment" with contemporaries at the Dakota. The latter are big but still feel like places to live. Not the case here, where you'd have to fill the rooms with scores of people eating, drinking, and dancing to make them feel right. (Cigar smoke would be helpful, too.)
I remember one of the butlers at the Montauk Club, many years before its reincarnation as a "hip" literary salon. He was very old school, with a barrel chest, head like a rock, and eyes that would pierce any errant youngster to the bowels.
To think of living in a place where he once roamed the halls gives me the shudders.

Agree that it does not look like a "home." And most people who would love the interior would be more likely to be a house than living above a club.

Chamber music happens at the place frequently. While I'm not a member, I have played there before. The Brooklyn Conservatory has classes there, so there are a number of pianos that are all in tune.
If you are willing to play for free, they'll let your group without a problem.

I feel anyone looking to drop 4 million on a condo would look in manhattan, and anyone with 4 million to burn that wanted to live in park slope would prefer a brownstone. but i digress, if i had the cash i would prefer this over a house.

Problem with this place is the noise coming up from the parties, weddings, bar mitzvah's etc. below. Drove the prior owner mad - lots of complaints to police, lawsuits, etc.

the club indeed went through some hard times in the late 1980s/early 1990s and sold its upper floors. I believe that the Club has several seats on the condo board, so financial decisions (and burdens) are largely shared between the owners (there's only a handful of apartments) and the club.
The club - when I joined about 6 years ago - was a sleepy affair with the usual array of older barflies - long time slopers, long time members - when the missus and I would go for our after work cocktail.
But the transformation over the last 3 years has been incredible. A handful of - yes - 30 something preppies has taken over the social calendar (if not the board of the club) and is luring many new people in as members. Totally different vibe during that after work cocktail hour now, when the missus and I can actually get away from our kids!
If only they could get a good chef - they just got a new one, and the menus look great, and word of mouth is spectacular, but I haven't tried the food yet...

The acoustics are actually pretty good. Solid wood and heavy plaster can do that. I mean, it's not a concert hall - but you'll be hard pressed to find a performance venue of a similar size and ambiance with decent acoustics in the area where you can play for almost nothing.
I haven't checked out that space at lincoln center yet; I usually just go to the opera. I'd rather spend my free time performing!

You are probably right. The problem with the condo buyers is I understand they assumed the club would die and eventually the whole place would become condos. They were wrong. No one in their right mind would ever spend $4MM to live above a bar, especially in this market.

I have friends in Manhattan in a spectacular and very similar one bedroom -- but of course, a third the size of this. They are about to have a kid and I thought this would be perfect for them. They must have an elevator for health reasons. But no, she says 3 million is too much! And it's too big and she would never be able to clean it. I bet she'd love to nip down to the bar every once in a while. Oh well. Of course their original apt cost a mere $250,000 in 1999.

Yes, I agree. It's a little creepy to me as a place to live. (Though, the poor photography certainly isn't helping. With the glowing light in the magazine pictures, it's cozier.)

Worked on the heating in this apartment an it's really cool!! Owner's are real good people.
