Checking In On The Argyle

Things were going swimmingly at The Argyle in Park Slope when we checked in last April: At that point, 60 percent of the 59 units had gone into contract. Now, nine months later, about 70 percent are in contract (assuming the 16 available listings on the Corcoran website are the only ones available). Anyone know when the move-in date is?

Last I heard they are in the process of getting their CoO. Letters to close might come as early as late Feb/early March. That means April for move in date. They way things are going I would say June is probably the reasonable date for majority of the owners.
16 units available is the accurate number as far as I know.
BTW - there are 60 units total. 1 for live in super and 59 total for sale. It was originally 1/58.

I wouldn't want to have northern windows in that building ... the U-Haul storage facility a block up is lit up all night. It's like a tiny sun.

I saw the floorplans for this building. All the northern windows of the 4th Ave section of the building are lot lines. The 7th street section have northern exposure also, including some balconies and terraces. I don't know what the view will look like from there.
Montrose - let us be honest here. With some exceptions - a lot of the "buildings" around this part of 4th Ave where repair garages.
And not like 4th Ave is a small intimate street. It is what - a 6 laner with a center divide? So doubt a tall building is really out of place here. On 7th street yes you have a stronger argument.

also even tho these huge buildings are alittle out of place most of the buildings are already ugly so this shit fits right in.

crimsonson, I know, 4th Ave is no beauty. I actually think that large buildings like this are probably the best thing for this block. 4th Ave is wide, and greatly underbuilt. If you have to have these things, this is the street for it, and I understand that.
That said, it still looks like what I described.

This thing is in such a depressing location, I wonder that it has sold so well. Maybe it's the scintillating proximity to my Holy Trinity of Fourth Avenue Cool: the taxi depot, the Hotel Bleugh, and the dialysis center...

This place is two blocks from the subway, and one block from 5th Avenue. The immediate surroundings may not be the most ideal, but look to the future... That said, the prices are high and the units are small.

I agree. Location is near all the amenities and transportation. But, what are all these 12-story buildings with hundreds of new residents on 4th Avenue doing to the existing - and crumbling - infrastructure? Both the "R" and "F" lines are packed during rush hour. And 4th Avenue floods quite often when there is heavy rain. When will we see any investment (public and/or private) towards improving our infrastructure?

I think it's a good design, judging from the renderings. Definitely the nicest thing going up on 4th. I agree with Snark...the area has potential, and even now, I'd call it far from depressing. 5th Avenue 10 years ago...now THAT was depressing.
I think these developers have done a good job. I applaud their efforts in (still to this day) opening their sales office on a busy strip of 5th Avenue, which I'm sure has helped quite a bit.
Good for them for doing things on the up and up and selling some units.

Well considering nothing around the block is more than 4 floors of course it will look disproportionate to other structures.

Although I am not a buyer here - a friend is - I did agree with him (my firned) that the location is good considering going in to prime PS is going to cost you - especially for established buildings. The price on this thing is is less than $800 psqft. Some are even less than $700. Nothing is over a million. I helped him look around in PS and at best he could find was $520k for an older condo that needed some fixing. Nothing major but would cost at least $15k. Other than not being in 5th Ave, Argyle is still a better buy.

This is my favorite of the new condo buildings going up on 4th Avenue. Hopefully they don't cheap out when skinning this thing.

I was going to say the EXACT same thing, Snark. But I feel like everyone already knows how I feel about Williamsburg, so I decided to leave it.
There are parts of Williamsburg where "luxury" condos are now going up that makes Beirut circa 1990 look like heaven.

By agreement and law at least 60% of the sales is legit. Why? Because the 'plan' is officially in effect. If you know RE and condos you know what that means. There are legal and financial consequences when a dev declares that.

Where did Corcoran get that pic of 4th ave? Are those trees really there? Hell, makes me want to live there. It's kind of like when you see scenes of New York on TV and say to your self "Where is that NY?"

Not that StreetEasy is gospel, but it lists 35 units as "sold".
Of those, four are labeled "off-market, and thus not really sold at all.
Four more of them have no unit number associated with them, so the data is dubious.
That leaves 27 units sold out of a total of 59, meaning the Argyle appears to be 46% sold.

Snark- as I said - the 'plan' is in effect as my friend has received the notice for it. Under the OP, this had to happen when at least 60% of the units are under contract. Plus any buyers associated with the development and marketing company CANNOT be counted against the 60% under NY law. The actual total sales is 44 units. 1 is for the in house super. And another by a Corcoran employee buying in to the building - independently for his family. Even then the actual total units under contract is around 42 units of the 60 or 70%.
BTW - Street Easy is incorrect in their labeling. Technically in every presale for new construction nothing is 'sold' until closing. They are 'under contract'.

Ummm...regardless of how nice the Argyle is, IT'S ON A HIGHWAY!!! That's right. I said it. 4th Ave. is nothing but a highway. Have fun opening those windows or sitting on those balconies that face 4th Ave. Unless you are deaf, it will be hell. You can plant as many trees as you want along that stretch to make it look pretty, but anyone who has ever spent any time down there knows it's just the whole lipstick & pig dance.

See this is what is sad about Curbed and to a lesser degree Brownstoner. Whenever someone brings actual info about RE that is seller or broker friendly somehow you MUST be a 'broker'.
I own a condo. I am pretty sure some here own one too.
This might be a surprise to you Snark - but StreetEasy's presale info is never 100% accurate for any new development. If it is - it would be an exception to the rule. You know why? Because it is not public info. It will not be until the deed is signed and recorded with the city.
BTW - you can also call the Argyle for info (which I did several months ago because I was considering it for investment)

hey guys
i purchased a place at the argyle and am wondering if i should be regretting it. seems like housing prices will only fall in the short and medium term. does anyone know a way to get out of the contract and get our deposit back? perhaps since the developer has taken more than a year to open? thoughts appreciated!

The only way to get out of your contract with all your money is if the developer went past the drop dead date in your contract. Call your lawyer if you can't find it.

I also bought there, and am regretting it. There must be other buyers feeling the same. The original delivery date was scheduled for June of 2008. Lots has changed since then. I would love to talk to you about it.

One word comes to mind when I pass by The Argyle, ugly.
It is ugly all around, the tenements are much better lookin than it.
The layouts are nothing special either, I feel like I have seen the same 1 bedroom layout on all new buildings, Kitchen - Living room together, then bedroom. BORING. So in actulality it is really 2 rooms for what, 400K.
yeah right, to live on 4th Ave,

it is now a closed group, but once you prove to the moderator that you are a contract holder, you will find you can connect to others...some of whom are certainly sympathetic.
