What's Up with 718 6th Avenue?

The new, and not very attractive, apartment building at 716-718 6th Avenue at the corner of 23rd Street looks finished but we can't dig up any effort to market the units either as rentals or condos. Anyone know what's going on with it? On a related note, CB7 just passed a resolution supporting the installation of a 3-way stop at this corner. GMAP P*Shark DOB

Word in the 'nabe is this is the same developer who has rentals on the corner of 21st and 6th Ave. Same "type" of design (if you can call it that, blah) but different brick.

No word though on rental or condo.

Don't I remember a post about issues of gasoline in the soil due to the old gas station Mr. B?

Anyway, certainly not the worst addition to the mixed neighborhood, but across from the Con Ed substation? Eh?

But also next to Green-Wood, so mixed feelings.

And if you have driven by that intersection, it's a death trap waiting to happen.

An improvement compared to the leaning backwards and sideways 2-3 story aluminum sided wood frames along 6th in that area. Maybe the developer should have built a crooked house, using rotting lumber, with a nice sloping pitch in the floors where marbles can roll independantly at high speeds so it could have been "Contextual" to the neighborhood. Someone should post a model of exactly what it is that would make them happy. Wait, we are already there, nothing!

You mean like 90% of the POS new developments in the area? Take a look at the corner of 23rd and 7th.

Then you'll love it in Greenwood Hts.

I'd take a nice frame to renovate any day over new construction.

ok, not trying to be snarky here... but the a/c-unit-through-the-wall thing. what is the rationale -- from the developer's point of view and from the buyer or renter's perspective? Also, is the fedders company just an innocent bystander here or do they promote this architectural practice? On another note, what's up with the crazy roofline on this building?

A: cheap way to meet code w/o having to have HVAC in the building's units

A: yes, but a happy rich one.

Q:what's up with the crazy roofline on this building?
A: R6B zoning + corner lot (80% coverage) + messing with the FAR (kinda like messin' with Sasquatch) + each unit has roof access + zoning text on allowable "dormers" for said roof access= ugly building

Not the ugliest, but not the prettiest. I have seen far worse...such as the Scarano "Duck Dodgers" spaceship building down the black between 4th and 5th Ave.

wow. thanks mr. jackson.

here's the thing, though (and forgive me if I sound naive). I don't think that the folks who compiled the building code imagined that builders would manipulate them to produce such contorted structures. The fact that people will actually live in these structures and that that they (the buildings) will themselves "live" in our neighborhoods for a long time seems to be an afterthought.

It's like letting bankers operate under minimal supervision -- they make tons of money for a while, but leave everyone else holding s#@t sandwiches...

I think it looks really nice. Huge big windows with decorative tops and doors with the same. I like the roofline too. Interesting. The only thing that's horrible is the stupid Fedders thing.

the people who write the zoning code know full well what will happen- they do test it. and also they know it will be manipulated to maximize "living" space. it just is impossible to write something that will please everyone in a city that refuses to use design guidelines, while relying solely on the zoning resolution.

the meters are outside so the utilities don't have to buzz for access.

Not to be a total downer, but that's across the street from where the recent sexual assault in Greenwood happened. It's kinda ugly, but compared to the rest of the block on 23rd St. between 5th and 6th, it's a feat of design and ingenuity.

On the sexual assault note, it was reported in the PS Courier as a "grope" (or ass grab). Not to downplay ANY attacks. Just clarifying what it was.
