566 Hancock Street's Seen Better Days

This is a sad one. By last fall, the nine-unit building at 560 Hancock Street at Stuyvesant Avenue had been allowed to deteriorate to such a point that the Department of Buildings ordered that the building be vacated. Judging from a photo on Property Shark (which you can see on the jump), a handful of apartments were still occupied as recently as 2006, though the top floor appears gutted and windowless. What a shame—it's a beautiful building. It looks like HPD has stepped in to put up the scaffolding but shouldn't the landlord lose the building? This is a disgrace. GMAP P*Shark DOB

There was a large fir about a month or so ago that forced everyone out, including cornerbodega. The scaffolding is progress. There was a renovation of a large building across the street or at most a block away that really came out great.

Hopefully there will be some attention paid as to what becomes of this location architecturally. The Community Board is all over this one. The closure of the bodega drove a lot of the riff raff further north.

It might be the same architect SnarkSlope.. Both area had the same developers during the 1880s and early 1890s. I walk pass the building often and it truly hurts me to see it in this condition. I think there was a fire that is why there is no one there now.. I would really would hate to see this building go. Landmarking more of Stuyvesant Heights is so important to save buildings like this. I would love to see this building restored correctly and not some cheap renovation job.

While individual row houses in Bed Stuy have been generally prized, especially in this part of town, multi-unit apartment buildings haven't fared as well, unfortunately. This is a fine, well appointed building, with a beautiful entryway, and what look like nice large spaces. These apartment buildings were built in the late 1900's to accomodate the rise in young families and single gentlemen who could commute to jobs in Brooklyn and Manhattan via what is now the Long Island Railroad, and later, other forms of public transportation. Unfortunately, as Bed Stuy's fortunes diminished, these types of buildings, more so than rowhouses, ended up as absentee landlord rentals, and some have gone way downhill, while others have remained in better condition.

Personally, I think if you've milked the building dry, deferred maintainance to the point of no return, and reached the point where it's uninhabitable and dangerous, you should be forced to sell to the city or an appropriate non-profit, and the building should be immediately sold or developed into affordable housing. I know that's how the city ended up becoming the largest landlord forty years ago, but that's because they decided to hold onto and manage the properties. A better solution would be to sell or cede to a non-profit, a religious entity, a tenant association, or a private owner. The sooner a building like this is renovated, and full of rent paying tenants, or owners, the better for the city's tax coffers and for the neighborhood.

When areas like Bedford Stuyvesant and Park Slope were being developed the City of Brooklyn wanted a European feel by having anchor buildings that had curved or slanted corners. This building is to beautiful to just let sit like it is today.

This building is likely beyond repair. I live up the street and saw the fire, and watched as the FD put it out. It was a large fire, that had spread through most of the upper floors by the time the FD arrived. Between the extent of the fire, the damage done in putting it out, and the years of neglect, I doubt there's really much left to save.
Notice along the cornice, in the middle of the building, there's a large gap -- that's not just the cornice that's gone, but the brick. And at the right end, you'll see the wooden framed part is completely burned out -- looking up from the street, you can see the sky. It's a shame, as prior to the fire this thing could probably have been saved.
The scaffolding went up the day after the fire, as debris was actively falling to the street. About a week later, a large part of the tin cornice came loose and started flapping in the wind -- the FD came and cut that down. Nothing has (visibly) happened with it since.
Pity the neighbors to the right -- the scaffold extends to their house, and shots out the sun from their first two floors.

Yes it's sad about the state of this building but I think there's still hope. I lived down the street from the following place for several years and always looked at it sort of wistfully when I walked by. The transformation has been amazing. I can't believe that it wasn't in worse shape than the other building:

PACC did a fantastic job of resurrecting this and a number of other properties as affordable housing. Not to be a pollyanna but I think it's entirely possible that something positive an happen yet with the Bed-Stuy building besides demolition. It's great housing stock worth saving. Though, realistically, in this climate it will take time.

Now that Barbara's store has moved to Malcolm X, I haven't been up on the gossip. And I have been working long hours lately, so I miss the daily gatherings at the store.

Barbara had a party for the local GLBT community as part of the Super Bowl. We did not attend. I need to reconnect with Barbara & Co. when things settle down for me.

I have heard that shoe guy has been having some personal and financial problems. Let's hope he gets it together for his sake.

Barbara is doing quite well. She now lives in the neighborhood. Her store is between Putnam and Jefferson on the east side of Malcolm X.

I see the for rent sign. Let's hope it stays up until they tear down that illegal POS.

I heard about the Crown Chicken, but the space is not legal and would need serious upgrades to run that kind of business from the space. I seriously doubt Crown or any "restaurant" is moving in there.

As for the pink paint, who knows. Perhaps we have a gay tagger in the 'hood.

Several years ago I had my taxi on a drive in from the airport turn into Pacific Street to take a look at my 1950s childhood block.

A few of its old apartment houses looked to be in the condition of the one pictured here. Over the last year I returned and found the buildings renovated and re-occupied! (Proving things are never entirely lost -- if there's the will and the way.)

Growing up in Brooklyn I had friends in several buildings like this. These were middle-class tenements consisting of apartments with lots of rooms and halls that twisted and turned. The best of them -- the Imperial and the Alhambra -- seemed palatial. Others were merely idiosyncratic with the kind of floor plans that showed 19th-century Brooklyn architects had as yet to resolve the apartment "problem." A nice feature: each apartment had an entry door with frosted glass, much nicer than the solid metal one at my family's place, which was built around World War I.

Montrose Morris was right to point out the wonderful Romanesque-Revival street entrance. Think of it. This was a speculative building for middle-class families. Compare the care and attention to detail practiced then with today's Fourth-Avenue condos.

And realize why this building should be restored.

I can solve this problem easily....

First, we have to realize that people who own shell buildings like this one (or the 7th Ave scaffolding monster) have no incentive to sell. In fact, many have a disincentive b/c of tax consequences, etc..

The goal is to discourage the long term holding of property.
As a result, you have to make holding a condemned building long term very expensive. You can create a new property class in the tax code for non-productive structures and give them a new set of property taxes. You can nuance the system so that owners/developers can buy these properties and renovate them without paying the penalty taxes or something.

These buildings are always salvageable... I hope the same can be done to this one...

Thanks, Amzi, for reminding me about the Alhambra.

Now there's an example of a formerly grand building fallen on hard times and resurrected as solid housing! (Same with the Imperial, if I'm right.)

Only it's too bad that some of the old interior character of these places gets lost: the wainscotting, mantles, and creaking wood floors that give them so much personality; and the quirky floor plans that get erased to bring them up to "standard."

But at least they remain a pleasure from the street.

(The Hancock building, by the way, probably had pretty substantial apartments. Judging from the fire-escape configuration, there may have been only two apartments per floor, perfect for "rising" 19th-century middle-class families.)

I love how the retards are framing my arguments as a "Black and White" issues. I wished it was that easy but the whole "Asshead Movement" is a complex issue.

What- I'm not attacking you, but I am attacking some of the things you say. I spend quite a bit of time looking for work and frankly, I've already spent years being a productive member of society and it takes more than just a job to make someone so.

If I've misunderstood your comments on any "Black/White" issues, i certainly apologize. It is a complex issue but it becomes difficult to not misinterpret because of the lnaguage you use. And I will reiterate again, I think you are far too intelligent a man to need to post the way you do. In fact I agreed with quite of bit of what you said at 12:26 except I don't think we can afford to let the banks fail. I didn't appreciate the comment about Jews (being one myself) and I did react to that.
