Checking In On 14 Hope Street

The 23-unit new development at 14 Hope Street known as 14 Hope came on the market last November and so far none of the first seven apartments to be released have sold; nor have there been any price cuts, which is a little strange at this point given the competition from higher-profile, better-located projects like Northside Piers and 80 Met. This place looks perfectly nice and all but we can't see how they're going to sell a 1,256-square-foot pad for almost a million bucks in this environment.

The common charges are over 1100 for the largest unit. Not crazy- but its on the high side.

I like the location, but I can't say it's prime. It's a block from the BQE. Not a ton of amenities for the common charges. Crazy expensive apartments that aren't very large.
Rentals.

Even I have to admit these layouts are well done. Some interior photos would be nice however. The location is "prime," maybe too prime for my taste. You're right in the middle of restaurant row on Grand and bar-hopping central on Metropolitan. The big corner unit looks pretty sweet, especially with the big deck. That is, assuming the deck is not too wind swept or filthy or noisy because of the BQE to be used. It's 1.5 blocks from the BQE so that shouldn't be a problem (I once lived three houses from the BQE and you couldn't hear it halfway down the block) but you would definitely want to check that out just in case.
There's a bunch more condos going up on Hope & Union across the way, close to the Lorimer stop and Dumont. That location might be a little quieter, yet still convenient.
I'm not a luxury condo person myself nor could I afford these prices but there are no more than a handful of townhouses for sale in Williamsburg, and most start at $1.3 million.

I think these are actually in a better location than Northside Piers or 80 Met. Practically in the geographic center of Williamsburg, rather than way over on the river.

Actually, this is a pretty great location, nice to be about halfway between the J/M and L. Units look quite nice, though would definitely be wary about the BQE effects on terraces. Unfortunate timing - I think these would have sold pretty quickly a year or so ago.

This condo actually "available" in January and not November. Their site was up in December but I could not make an appointment to see until January. A little pricey but when comparing to what is out there (i.e. fancy aluminum siding), this is a more of a classic both in construction and appearance. I am hesitating in making an offer. I guess will wait a little to see if they do lower the price. Anyone else out there who is interested in this condo? Drop a line, would love to hear your thoughts.
